Include design, materials, condition, alterations, size, setting, and boundaries.) This two-story Craftsman house has a cross-gabled roof with carved brackets supporting deep eaves. The second story is covered in shingles, flaring out between floors. The first floor is sheathed in clapboard of alternating heights. Located above the north half of the façade, a prominent, shed-roofed dormer contains three small windows. On the south half of the façade, a front gable tops a projecting wing fenestrated with a pair of double-hung sash windows on the second story and a single, large, fixed window on the first floor. Centered beneath the dormer, a tripartite window is partially hidden by a large front gable covering an attached first floor entry porch. The gable is decorated with a stylized grid relief over a broad, unadorned frieze. Exposed beams support the porch gable eaves. Pedestals and pillars trimmed with brick support the porch roof and define two bays. An oak door, featuring narrow, vertical channels of beveled glass above paired panels, is flanked by a single sidelight to the north. A large tripartite window occupies the wall north of the entry. Four shallow steps, framed by low stair walls of brick and stone, lead to the porch. On the northwest corner of the house, in the rear facing the driveway, a smaller gabled porch mimics the main porch in style. A chimney rises above the south end of the roof. An original two-car, front-gabled garage located at the northwest corner of the property has been given a heavy coat of rough stucco obscuring the original clapboard siding. *P3b. Also address integrity) The Dale House is architecturally significant as a representative and well preserved example of a Craftsman house. Located in the Heninger Park neighborhood, the house contributes to the historic Craftsman character of South Birch Street. Previous research indicates that the house was built in 1915 and that Delbert and Amy Dale were the original owners. Delbert Dale worked in plumbing, hardware, and sheet metal (Les, 1980). Significance (continued): Santa Ana was founded by William Spurgeon in 1869 as a speculative town site on part of the Spanish land grant known as Rancho Santiago de Santa Ana. Early growth and development were stimulated by the arrival of the Southern Pacific Railroad in 1878 and the Santa Fe Railroad in 1886. Following its incorporation as a city in 1886, Santa Ana was recognized as one of the leading communities in the area in 1889 when it became the seat of the newly created County of Orange. The development of southern California is general and Santa Ana in particular experienced a large boost in the second half of the 1880s, when competition between the two railroads triggered a real estate boom. The Dale House is located in Heninger Park, a neighborhood which developed primarily between 1900 and 1930. The majority of homes in the area showcased the Colonial Revival, Craftsman, and later revival styles. Brothers H. B. and Martin Heninger were responsible for developing and platting the tract upon purchasing thirty-four acres of what was known as the Palmer Tract in 1907. The Heningers planted trees, put in sidewalks and curbs, and paved the streets on what had been a barley field. Later they bought additional tracts of ten and eighteen acres which they also platted and improved. These properties were known as Heninger Additions Numbers 1, 2, 3, and 4. In 1921, Orange County historian Samuel Armor described the Heninger tracts as “… the finest residence section of the city, built up with fine homes…,” adding, “ Mr. [Martin] Heninger and his brother have erected 150 houses on the property” (Armor, p. 1777). The Dale House is included in the Santa Ana Register of Historical Property and has been categorized as “Key.” The house exhibits characteristic elements of the Craftsman style in its cross-gabled roof, dormer, window treatment, deep porch, and front door. Character-defining exterior features of the Dale House that should be preserved include, but may not be limited to: materials and finishes (shingles, clapboard siding, brick and stone); roof configuration and detailing; windows; doors; and porches. *B12.
