This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following prior to building permit issuance:Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.Public Works Agency approval (647-5039).
Provide an Index of drawings on cover sheet.
Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper.Show the complete legal description and assessor's parcel number on the plans.
Specify finish floor elevation of first floor. (A106)For roof covering specify:Roof coverings shall have at least a Class "C" rating. (1505)
Galvanized sheet metal (26 gauge min.) roof valley flashing is required. (1507.2.9)
Show location of minimum 20x30-inch attic access with 30-inch minimum headroom in accordance with CBC1209. Also, MC305.0 requires that appliances shall be accessible for inspection, service, repair, and replacement without removing permanent construction. MC904.11 requires an attic in which an appliance is installed shall be accessible through an opening at least as large as the largest component of the appliance, and not less than 22 inches x 30 inches.
Bathrooms, laundry rooms, water closet compartments and similar rooms shall be mechanically ventilated in accordance with the Mechanical Code. (1203.4.2.1) ( Add a fan to existing bathroom)
No water closet shall be set closer than 15 inches from its center to any side wall or obstruction, nor closer than 30 inches center to center to any similar fixture. The clear space in front of any water closet shall not be less than 24 inches. (PC 407.6)
For bedroom # 3 and # 4 , the sill height shall not be over 44 inches above the floor.Show location(s) of hard-wired smoke detector with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area: a detector shall be located at each story and basement, on the upper level of split level stories and both levels if sleeping area is on lower level; a detector shall be located in close proximity to the stairway when sleeping rooms are on the upper level. (Battery-operated smoke detector permitted in existing construction only.) Refer to CBC Section 907.2.10 and the CA Fire Code. (Provide one for the hallway)Bed room # 1 is illegal please remove the walls.Legalize unpermitted bathroom in bedroom # 4.

The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans (A106.1):All plumbing walls are to be framed with a minimum of 6" studs.Permissible notching and boring of joists are to be shown on the plans and shall not exceed CBC Section 2308.10.4.2 allowances.Notching of exterior and bearing/nonbearing walls shall not exceed 25%/40% respectively. Bored holes in bearing/nonbearing walls shall not exceed 40%/60% respectively. In no case shall the edge of the bored hole be nearer than 5/8 inch to the edge of the stud. (2308.9.10 and 2308.9.11)
Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. (1204)
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.Signed, Energy Efficiency Documents must be printed on the plans. Also, submit 2 copies of signed Energy Efficiency calculations.
Existing Furnace cannot have 93% efficiency, and R value for existing duct cannot be 6.0 please change the energy calculation accordingly.
Specify the size, spacing and direction of rafters. (A106.1.1)
Ceiling joists direction on framing plan don’t match cross section A-A , please verify.
Provide designed ridge beams (4 x min.) for open beam vaulted ceilings when ceiling joists or rafter ties are not provided.
Provide connection detail at the point of ridge beam and hip beam connection.
Provide support at the point of Ridge beam and hip beams connections.
2 x 8 cannot span 17 feet, provide 4 x member as hip beam.
For plywood roof diaphragms, specify thickness, grade, panel span rating, and nailing schedule. (2305.2, 2305.3, 2306.9. and T2306.4.1)
Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports."
Wood framing members, including wood sheathing, that rest on exterior foundation walls and are less than 8 inches from exposed earth shall be of naturally durable or preservative-treated wood. (2304.11.2.2)
CBC Section 1910.1.A 6-mil (0.006 inch) polyethylene vapor retarder with joints lapped not less than 6 inches shall be placed between the base course or sub grade and the concrete floor slab, or other approved equivalent methods or materials shall be used to retard vapor transmission through the floor slab.Call out minimum thickness of 3½ inch concrete slab on grade, reinforcement, and moisture barrier on foundation plan. (1910.1)
Foundation sections 12/15/18 inches wide, 6/6/8 inches thick and a minimum 12-inch depth below natural ground surface or certified fill grade are required. Wood framing members, including wood sheathing, that rest on exterior foundation walls and are less than 8 inches from exposed earth, shall be of naturally durable or preservative-treated wood. (T1805.4.2, 1805.2, and 2304.11.2.2)
Provide a minimum of two No. 4 barsat top and at bottom of continuous footing. (A104.1)
Revise footing detail 4/ 4 to show bottom rebar at least 3” CLEAR from ground below. (1907.5)
Specify that foundation sills shall be pressure treated, or foundation grade Redwood. (2304.11.2.2)
Note on the plans that hold-down connector bolts into wood framing require approved plate washers; and hold-downs shall be tightened just prior to covering the wall framing.
Note on the plans that foundation anchor bolts in walls shall have an approved plate washer under each nut; and the nuts shall be tightened just prior to covering the wall framing. Plate washers a minimum of 3 inch by 3 inch by 0.229 inch thick shall be used on each bolt. (1805.6, 2305.3.11 and 2308.6)
Specify on the framing plans the shear wall material and thickness and size and spacing of fasteners and sole plate nailing. Call out anchor bolt spacing on foundation plan that is compatible with the shear wall capacity. (1603)
Provide interior shear wall in lieu of removing stucco.
Detail how the interior shear walls are connected to the roof/floor diaphragm(s). (1603)
Provide detail for install of post anchor bolts on existing footing.
