This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following prior to building permit issuance:Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.Public Works Agency approval (647-5039).
Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper.Show the complete legal description and assessor's parcel number on the plans.
Delete notes and details that do not apply to this project. (A105.3 and A106)
Galvanized sheet metal (26 gauge min.) roof valley flashing is required. (1507.2.9)
Bathrooms, laundry rooms, water closet compartments and similar rooms shall be mechanically ventilated in accordance with the Mechanical Code. (1203.4.2.1)
The clear space in front of any water closet shall not be less than 24 inches. (PC 407.6)
Provide fire blocking in concealed spaces of stud walls and partitions, including furred spaces at the ceiling and floor level and at 10 ft. intervals both vertical and horizontal. (717)
Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. (1204)
On typical roof framing details and sections, show Radiant Barrier at roof as required by the California Energy Residential Manual for prescriptive and alternative Package D.
Per energy standard alternate package D , maximum glazing of west facing is 5 % of total area, please change the windows size and locations.
Specify the header size at door, window and other openings over 4 ft. wide in bearing walls. (2308.9.5,6,7) ( For the new French door at the west side .)Call out foundation bolt size (5/8” minimum diameter) and spacing on foundation plan. The foundation bolts shall be 5/8 inch minimum diameter embedded at least 7 inches into the concrete or masonry foundation spaced not more than 6 feet apart. (2308.6)
Foundation sections 12/15/18 inches wide, 6/6/8 inches thick and a minimum 12-inch depth below natural ground surface or certified fill grade are required. Wood framing members, including wood sheathing, that rest on exterior foundation walls and are less than 8 inches from exposed earth, shall be of naturally durable or preservative-treated wood. (T1805.4.2, 1805.2, and 2304.11.2.2)
Specify that foundation sills shall be pressure treated, or foundation grade Redwood. (2304.11.2.2)
Provide hold downs at both sides of the shear walls with less than 6 feet.
Note on the plans that hold-down connector bolts into wood framing require approved plate washers; and hold-downs shall be tightened just prior to covering the wall framing.
Provide a king post at the beginning of the new ridge board.
Show detail of strut and top plate connection at the new additions and existing house. (1603)
Detail 9/SD1 shows too many hinges , provide twisted strap, to take care of the problem .
Change ceiling joists on detail 9 / SD1 to reflect 8feet ceiling high on one side and 10 feet ceiling high at the other side.
Detail 1/ SD1 shows 8” clearance to the bottom of framing , since the existing is 6 inch clear to the dirt on the floor plan show the floor elevation difference.
Make a note “ Special Inspection is required “ for use of the Epoxy Set Xp.
