Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). The applicant shall obtain clearances/approvals for the following prior to building permit issuance:Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.Public Works Agency approval (647-5039). Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper.For roof covering specify:Roof slope(s) of all areas on the roof plan. (1507) Galvanized sheet metal (26 gauge min.) roof valley flashing is required. (1507.2.9) Show location of minimum 20x30-inch attic access with 30-inch minimum headroom in accordance with CBC1209. Also, MC305.0 requires that appliances shall be accessible for inspection, service, repair, and replacement without removing permanent construction. MC904.11 requires an attic in which an appliance is installed shall be accessible through an opening at least as large as the largest component of the appliance, and not less than 22 inches x 30 inches. Provide a wall legend indicating whether wall is existing, new, or to be removed. The demo wall and existing wall symbols are too close, please change one of them. No water closet shall be set closer than 15 inches from its center to any side wall or obstruction, nor closer than 30 inches center to center to any similar fixture. Provide size of sliding patio door. Provide full height cross sections through the building showing framing, interior/exterior sheathing, plate heights, insulation, foundation, finish grade, etc. (A106.1) The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans (A106.1):All plumbing walls are to be framed with a minimum of 6" studs.Permissible notching and boring of joists are to be shown on the plans and shall not exceed CBC Section 2308.10.4.2 allowances.Notching of exterior and bearing/nonbearing walls shall not exceed 25%/40% respectively. Bored holes in bearing/nonbearing walls shall not exceed 40%/60% respectively. In no case shall the edge of the bored hole be nearer than 5/8 inch to the edge of the stud. (2308.9.10 and 2308.9.11) Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. (1204) On typical roof framing details and sections, show Radiant Barrier at roof as required by the California Energy Residential Manual for prescriptive and alternative Package D.Landings at door shall have a length measured in direction of travel of not less than 36 inches. (1008.1.5) (At the kitchen door and sliding door) Provide a complete full-height section and details of stairway showing:Maximum rise of 7¾ inches and minimum run (tread) of 10 inches. (1009.3) Show underfloor ventilation opening size and locations equal to 1 sq. ft. for each 150 sq. ft. of underfloor area. Show under floor access for existing house.Provide on the drawings Nailing Schedule complying with CBC Table 2304.9.1. For plywood roof diaphragms, specify thickness, grade, panel span rating. (2305.2, 2305.3, 2306.9. and T2306.4.1) Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports."For plywood floor diaphragm specify thickness, grade, T&G edges, panel span rating and panel layout pattern. (A106.1.1, 2305, T2305.2.3, 2306.3, T2306.3.1, and T2306.3.2)Call out foundation bolt size (5/8” minimum diameter) and spacing on foundation plan. The foundation bolts shall be 5/8 inch minimum diameter embedded at least 7 inches into the concrete or masonry foundation spaced not more than 6 feet apart. (2308.6)Provide min 24”o.c anchor bolt spacing for shear walls.Provide detail on post installed anchor bolts at existing footing. Structural framing not using Conventional Light-Frame Construction Provisions of Section 2308 requires the plans and calculations to be signed and sealed by an architect or civil/structural engineer. (A106.1) Provide construction detail for patio cover. Clothes dryer located in an area that is habitable or containing other fuel burning appliances shall be exhausted to the outside. Exhaust duct must be 4 inches in diameter and length is limited to 14 feet with 2 elbows. The duct length shall be reduced by 2 ft. for every elbow in excess of two. (MC 905.2 and 504.3.2.2) A clothes dryer exhaust duct shall not be connected into any vent connector, gas vent, chimney, crawl space, attic, or other similar concealed space. (CMC 905.4a)
