Call 647-5800 for information.] The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). Provide a fully dimensioned site plan on the drawings and on a separate 8-1/2” x 11” sheet of paper. Specify finish floor elevation of first floor. Galvanized sheet metal (26 guage min) roof valley flashing is required. No water closet shall be set closer than 15 inches from its center to any side wall or obstruction, nor closer than 30 inches center to center to any similar fixture. The clear space in front of any water closet shall not be less than 24 inches. (PC 407.6) Sliding glass doors (patio type) shall have Category II classification per CBC section 2406.1. Glazing inbathroom , next to bathtub shall have Category II classification per CBC Section 2406.1. Provide fire blocking in concealed spaces of studs walls and partitions, at 10 ft. (for full height studs). Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports." Note the use of full-length studs (balloon frame) on exterior walls of rooms with vaulted ceiling. (2308.9.1, T 2308.9) Sill plates supporting shear walls with lateral loads greater than 350 pounds/foot require a 3-inch nominal or greater member. (T2306.4.1, Footnote i) ½ inch drywall doesn’t span 24inch, provide 5/8 inch drywall. Shear wall on east side is half of the shear walls on west side . Since garage is on east side either make entire east wall of Sfd as a shear wall or provide calculation to include garage, to justify total of 8 feet shear wall. And provide a key plan to show grid line for the shear walls.
