Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: Exterior walls of detached garage less than 5 feet from property line shall have 1 hr fire rate wall and no opening. Galvanized sheet metal ( 26guage min) roof valley flashing is required. On typical roof framing details and sections, show Radiant Barrier at roof as required by the California Energy Residential Manual for prescriptive and alternative Package D. Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68 degree Fahrenheit a t a point of 3 feet above finished floor in all habitable rooms. Show underfloor ventilation opening size and locations equal to 1 sq. ft. for each 150 sq. ft. of underfloor area. Openings shall be as close to corners as practical and shall provide cross ventilation along the length of at least two opposite sides. Openings shall have ¼ inch corrosion resistant metal mesh covering. (1203.3)On the drawings, provide Nailing Schedule complying with CBC Table 2304.9.1.Show ridge board size for existing area.Show ceiling joist size, spacing, and direction on plans. [(A106.1.1 and T2308.10.2(1)-(2)] (For reframed area) Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports." Show blocking at ends of rafters and trusses at exterior walls, and at supports of floor joists. (2308.10.6 and 2308.8.5) Show minimum depth of pad footing below undisturbed ground surface is 12 inches.Call out foundation bolt size (5/8” minimum diameter) and spacing on foundation plan. The foundation bolts shall be 5/8 inch minimum diameter embedded at least 7 inches into the concrete or masonry foundation spaced not more than 6 feet apart. (2308.6) Provide a minimum of two No. 4 bars at top and at bottom of continuous footing. (A104.1) Specify that foundation sills shall be pressure-treated or foundation grade Redwood. (2304.11.2.2) Show location of underfloor access crawl hole (18 x 24 inches). (1209.1)(For both existing and new addition) Structural framing not using Conventional Light-Frame Construction Provisions of Section 2308 requires the plans and calculations to be signed and sealed by an architect or civil/structural engineer. (A106.1)(to calculate lateral loads based on proposed shear walls) Walls braced to resist wind and seismic forces shall not exceed the following height to width ratios: 2 for 1 for plywood. Framing members or blocking shall be provided at the edges of all sheets in shear walls; 2 to 1 for gypsum wallboard and Portland cement plaster (stucco). Wall sections having height-to-length ratios in excess of 1 ½ to 1 shall be blocked. (2305, T2306.4.1, T2305.3.4, 2505) Please revisit your reference detail numbers, they don’t match the sheet numbers. Change the proposed master bedroom on cover sheet to match family room and dining room on floor plan. Clarify the type of window # 3.
