If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. Please call (714) for an appointment.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).Include address and telephone number of the responsible designer and date of signing of drawings. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. Indicate detail and section references as to their appropriate location on plan views. (A105.3 and A106) Specify finish floor elevation of first floor. (A106)Dimension roof overhangs showing compliance with CBC Section 704.For roof covering specify: -Roof coverings shall have at least a Class "C" rating. (1505) Galvanized sheet metal (26 gauge min.) roof valley flashing is required. (1507.2.9) Show location of minimum 20x30-inch attic access with 30-inch minimum headroom in accordance with CBC1209. Also, MC305.0 requires that appliances shall be accessible for inspection, service, repair, and replacement without removing permanent construction. MC904.11 requires that an attic, in which an appliance is installed, shall be accessible through an opening at least as large as the largest component of the appliance and not less than 22 inches x 30 inches. Provide a wall legend indicating: whether the wall is existing, new, or to be removed; fire-resistive rating/construction assembly of wall; bearing walls and non-bearing partitions identification.Show the location(s) of hard-wired smoke detector(s) with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. A detector shall be located at each story and basement, on the upper level of split level stories, and both levels if sleeping area is on lower level; a detector shall be located in close proximity to the stairway when sleeping rooms are on the upper level. (Battery-operated smoke detectors are permitted in existing construction only.) Refer to CBC Section 907.2.10 and the CA Fire Code. Provide on the drawings: -Door schedule. -Window schedule. Note type, size and spacing of fasteners, sheathing material and details of attachment. Show attic ventilation type, size, and location. The required ventilation area ratio is 1/150 of attic area or 1/300 of attic area, with required vapor retarder, if at least half of the vent area is provided by ventilators located more than 3 feet above eave vents providing the remaining portion of the vent area. Openings shall have ¼ inch corrosion resistant metal mesh covering. (1203.2) Specify height of the veneer.(for over 5 feet high provide, thickness, backing, anchorage, footings, and support over openings. )(1405, 2111, 2113) Specify the size, spacing and direction of rafters. (A106.1.1)Show ceiling joist size, spacing, and direction on plans. [(A106.1.1 and T2308.10.2(1)-(2)] The 2" x 6" ceiling joists at 16" o.c. over exceed the allowable span for grade. [T2308.10.2(1)-(2)] For plywood roof diaphragms, specify thickness, grade, panel span rating, and nailing schedule. (2305.2, 2305.3, 2306.9. and T2306.4.1) Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports." Show blocking at ends of rafters and trusses at exterior walls, and at supports of floor joists. (2308.10.6 and 2308.8.5) Size and the type of the lumber used as ridge beam is not clear , please clarify. Foundation sections 12/15/18 inches wide, 6/6/8 inches thick and a minimum 12-inch depth below natural ground surface or certified fill grade are required. Wood framing members, including wood sheathing, that rest on exterior foundation walls and are less than 8 inches from exposed earth, shall be of naturally durable or preservative-treated wood. (T1805.4.2, 1805.2, and 2304.11.2.2) Note on the plans that foundation anchor bolts in walls shall have an approved plate washer under each nut; and the nuts shall be tightened just prior to covering the wall framing. Plate washers a minimum of 3 inch by 3 inch by 0.229 inch thick shall be used on each bolt. (1805.6, 2305.3.11 and 2308.6) Provide detail for if there is any post installed anchor bolts. Provide foundation plan to show existing and new footing. Provide minimum 9’-4” shear wall at each side of the addition or provide engineering to justify lateral load. Please be advised, this is not a complete plan check correction, since the plans are clear and complete more corrections might be given at the time of resubmittal.
