All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Please fill out attached handicap compliance form.Please change type of construction to reflect VB.Please change type of occupancy to reflect B & F2.Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Change the dimension of the Handicap parking stalls to meet Requirements for van accessible.Provide information on handicap parking per attached handout.Show height of the partition walls and full height partition wall.Provide ICC report number for the metal studs.Provide metal stud span table per ICC report.Provide steel gauge for the bottom track.Clearly identify type of business and material used in the ware house, to justify type of occupancy.Incidental Storage Areas sales shall be separated from other areas by a one-hour fire-resistive assembly in accordance with CBC Section 508.2.CBC Section 708.4, Fire barrier shall extend from the top of the foundation or floor/ceiling assembly below to the underside of the floor or roof sheathing, slab or deck above or to the fire-resistance-rated floor/ceiling or roof/ceiling assembly above, and shall be securely attached thereto. Provide 60 min door and protected opening for 1 hour fire barrier walls.Separate, disabled accessible, sanitary facilities shall be provided for each gender in accordance with the California Plumbing Code (CPC) Section 412.3 and CBC Section 1115B.1.1.CBC Sections 1115B and 1210. Sanitation facility toilet room floors shall have a smooth, hard, non-absorbent surface such as Portland cement, concrete, ceramic tile or other approved material which extends upward onto the walls at least 6”. Walls within 2’ of the front and sides of urinals and water closets shall be similarly finished to a height of 4’.Show minimum 48 inch landing at the front door.Show the new entry Is in compliance with handicap accessibility (Threshold, kick plate,….)Provide 60 inch landing at the bathroom door.Provide 48 inch clearance between bathroom door and ware house door.Show how the glazing wall on detail 6/A7 will be supported at the top.Provide man door from the parking lot to the outside.Provide framing detail for the new store front and clarify if the opening is being altered or not.
Clarify if t-bar ceiling is new or existing if new ,provide structural calculation for new T-bar ceiling or provide detail per ICC report No. (ESR-1308) in lieu of structural calculation. To show compliance with 2006 IBC. An statement of Special Inspections in accordance in accordance with CBC section 1705 shall be required. Provide detail and engineering for the gypsum board ceiling.Show location of the screen on the roof plan.Show the weight of the roof top unit on the drawings.For screen panel design justify combination of max wind load and roof top unit on the beam.
