The applicant shall obtain clearances/approvals for the following prior to building permit issuance:Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.
Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper.Show the complete legal description and assessor's parcel number on the plans.
Indicate detail and section references as to their appropriate location on plan views. (A105.3 and A106)For roof covering specify:Roof slope(s) of all areas on the roof plan. (1507)Roof coverings shall have at least a Class "C" rating. (1505)
Specify minimum 1/4 inch per foot roof slope for drainage or design to support accumulated water. (1503,1611, and PC) ( Provide cricket between new addition and garage, to drain the area)
Galvanized sheet metal (26 gauge min.) roof valley flashing is required. (1507.2.9)
Show location of minimum 20x30-inch attic access with 30-inch minimum headroom in accordance with CBC1209. Also, MC305.0 requires that appliances shall be accessible for inspection, service, repair, and replacement without removing permanent construction. MC904.11 requires an attic in which an appliance is installed shall be accessible through an opening at least as large as the largest component of the appliance, and not less than 22 inches x 30 inches.
Sliding glass doors (patio type) shall have Category II classification per CBC Section 2406.1.
Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. (1204)
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.Signed, Energy Efficiency Documents must be printed on the plans. Also, submit 2 copies of signed Energy Efficiency calculations.
On typical roof framing details and sections, show Radiant Barrier at roof as required by the California Energy Residential Manual for prescriptive and alternative Package D.Landings at door shall have a length measured in direction of travel of not less than 36 inches. (1008.1.5)
Specify grade and species of framing lumber, treated mudsills, type and grade of plywood, design strength of concrete and glued-laminated timber, ASTM designation of structural steel shapes and masonry units, mix of mortar, grout, and . (A106.1.1)
Provide complete roof framing plan.
Specify the size, spacing and direction of rafters. (A106.1.1)
The " x" rafters at " o.c. over exceed the allowable span for grade. [T 2308.10.3(1)-(6)]
Ridge/hip/valley members shall be designed as vertical load carrying members when roof slope is less than 3:12. Provide calculations. (2308.10)Show ceiling joist size, spacing, and direction on plans. [(A106.1.1 and T2308.10.2(1)-(2)]
For plywood roof diaphragms, specify thickness, grade, panel span rating, and nailing schedule. (2305.2, 2305.3, 2306.9. and T2306.4.1)
Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports."
The 4" x 6" header at all windows exceeds the allowable stress for grade. (T 2308.9.5)
Wood framing members, including wood sheathing, that rest on exterior foundation walls and are less than 8 inches from exposed earth shall be of naturally durable or preservative-treated wood. (2304.11.2.2)
Revise structural calculations for minimum foundation/footing design requirements for small projects.
Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom.Call out foundation bolt size (5/8” minimum diameter) and spacing on foundation plan. The foundation bolts shall be 5/8 inch minimum diameter embedded at least 7 inches into the concrete or masonry foundation spaced not more than 6 feet apart. (2308.6)
Provide a minimum of two No. 4 barsat top and at bottom of continuous footing. (A104.1)
Structural framing not using Conventional Light-Frame Construction Provisions of Section 2308 requires the plans and calculations to be signed and sealed by an architect or civil/structural engineer. (A106.1)
Provide structural calculations to show compliance with Table 2306.4.1 since the shear wall ratio of 2:1, is not provided. For design to resist seismic forces, shear wall height-width ratios greater than 2:1, but not exceeding 3½:1, are permitted provided the allowable shear values in Table 2306.4.1 are multiplied by 2w/h. CBC Table 2305.3.4.
If required by structural calculations, show size, location, embedment length and ICC approval number of hold-down anchors on foundation plan. Note on the plans that hold-down hardware must be secured in place prior to foundation inspection. (1603)
Note on the plans that hold-down connector bolts into wood framing require approved plate washers; and hold-downs shall be tightened just prior to covering the wall framing.
Note on the plans that foundation anchor bolts in walls shall have an approved plate washer under each nut; and the nuts shall be tightened just prior to covering the wall framing. Plate washers a minimum of 3 inch by 3 inch by 0.229 inch thick shall be used on each bolt. (1805.6, 2305.3.11 and 2308.6)
Detail how the interior shear walls are connected to the roof/floor diaphragm(s). (1603)
