The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper. Galvanized sheet metal (26 gauge min.) roof valley flashing is required. (1507.2.9) Specify approved weatherproof walking surface material at decks and balconies. (2304.11) Provide a complete full-height section and details of stairway showing: - Maximum rise of 7¾ inches and minimum run (tread) of 10 inches. (1009.3) For the porch. Roof purlins shall not be smaller than the rafter they support. The maximum span for 2 x 4/2 x 6 inch roof purlins is 4/6 ft. respectively. For purlin supports, provide struts not smaller than 2 x 4 inch with an unbraced length not over 8 feet and not flatter than 45o from the horizontal to bearing walls or partitions. (2308.10.5) The double 2" x 6" floor joists over exceed the allowable stress from roof load , provide footing under bearing wall, or provide engineering to change the size of the girders and pad footings.For plywood floor diaphragm specify thickness, grade, T&G edges, panel span rating, nailing schedule and panel layout pattern. (A106.1.1, 2305, T2305.2.3, 2306.3, T2306.3.1, and T2306.3.2)Call out foundation bolt size (5/8” minimum diameter) and spacing on foundation plan. The foundation bolts shall be 5/8 inch minimum diameter embedded at least 7 inches into the concrete or masonry foundation spaced not more than 6 feet apart. (2308.6)Show the location of existing under floor access. Walls braced to resist wind and seismic forces shall not exceed the following height to width ratios: 2 for 1 for plywood. Framing members or blocking shall be provided at the edges of all sheets in shear walls; 2 to 1 for gypsum wallboard and Portland cement plaster (stucco). Wall sections having height- to-length ratios in excess of 1 ½ to 1 shall be blocked. (2305, T2306.4.1, T2305.3.4, 2505)( Each panel shall be min 4’-6” wide) Provide interior shear wall every 25 feet. Provide detail for post installed anchor bolts. Detail how the interior shear walls are connected to the roof/floor diaphragm(s). (1603) Provide drag strut at all opening to shear walls. Show detail of strut and top plate connection. (1603) Change the header at the master bedroom to 4x6 or provide engineering to justify it. The dwelling shall have water closets (toilets) which use no more than 1.6 gallons per flush. (PC 402.2)
