Please call (714) for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2007 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).Include address and telephone number of the responsible designer and date of signing of drawings. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.] The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper. Delete notes and details that do not apply to this project. (A105.3 and A106) Change type of construction to reflect type VB. Change the addition to reflect 168 sf. Specify finish floor elevation of first floor. (A106)Dimension roof overhangs showing compliance with CBC Section 704.For roof covering specify: -Type/manufacturer and International Code Conference (ICC)/Underwriters Laboratories (UL) number of shingle/tile roof. (1506) -Roof coverings shall have at least a Class "C" rating. (1505) Galvanized sheet metal (26 gauge min.) roof valley flashing is required. (1507.2.9) Provide a wall legend indicating: whether the wall is existing, new, or to be removed. Show that ceiling height for habitable rooms is 7 ft.-6 in. minimum. (1208.1)Show the location(s) of hard-wired smoke detector(s) with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. A detector shall be located at each story and basement, on the upper level of split level stories, and both levels if sleeping area is on lower level; a detector shall be located in close proximity to the stairway when sleeping rooms are on the upper level. (Battery-operated smoke detectors are permitted in existing construction only.) Refer to CBC Section 907.2.10 and the CA Fire Code. Provide full height cross sections through the building showing framing, interior/exterior sheathing, plate heights, insulation, foundation, finish grade, etc. (A106.1) The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans (A106.1): -Header and trimmer details for doors and windows are to be shown with full length trimmers, specifying the size of the header and trimmer. (2308.10.4.3) The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. -Signed Energy Efficiency Documents must be printed on the plans. -Also, submit 2 copies of signed Energy Efficiency calculations. -The corrected/final drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. -The energy plan check consultant must sign documentation forms on behalf of the Building Safety Division. -The energy plan check consultant must also complete the attached “Energy Conservation Plan Check Consultant Qualification Statement”. -Clarify location and size of all existing and new windows on the drawings. Revise T-24 energy calculations to show compliance. -Please refer to attached Residential Lighting Design Guide and revise drawings to show compliance. Show Radiant Barrier, Cool Roofing, Duct Ceiling as required by the 2008 California Energy Residential Manual for prescriptive Package D. Specify grade and species of framing lumber, treated mudsills, type and grade of plywood, design strength of concrete and glued-laminated timber, ASTM designation of structural steel shapes and masonry units, mix of mortar, grout, and . (A106.1.1) Specify the size, spacing and direction of rafters. (A106.1.1) Detail E/3 doesn’t match the location .Specify strength of the concrete.Clarify new footing and existing footing. For plywood roof diaphragms, specify thickness, grade, panel span rating, and nailing schedule. (2305.2, 2305.3, 2306.9. and T2306.4.1) Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports." Walls braced to resist wind and seismic forces shall not exceed the following height to width ratios: 2 for 1 for plywood. Framing members or blocking shall be provided at the edges of all sheets in shear walls; 2 to 1 for gypsum wallboard and Portland cement plaster (stucco). Wall sections having height-to-length ratios in excess of 1 ½ to 1 shall be blocked. (2305, T2306.4.1, T2305.3.4, 2505) Provide minimum 9’ shear wall on each side of the new addition, or provide double sided shear wall. Show location of hold downs on the foundation plan. Provide drag strut at New addition (Marked on the plan ). Show detail of strut and top plate connection. (1603)
