There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.

The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
Change Square foot of the new addition to reflect 485 sf.
Show if there is any opening on the east side of the work shop.
Exterior walls of dwelling/guest house closer than 5 feet to property lines shall be of one-hour fire-resistive construction with openings complying with T704.8, and shall have 30-inch parapets when the building floor area exceeds 1,000 square feet on any floor. (T600 and 704)
Verify if walls being removed are bearing wall or shear wall.
New wall and existing wall to be legalized have the same symbol please make it clear.For roof covering specify:
-Roof coverings shall have at least a Class "C" rating. (1505)
Wall covering shall be cement plaster, tile or approved equal to 70 inches above drain at showers or tub with showers. Materials other than structural elements shall be moisture resistant. Glass enclosure doors and panels must be labeled Category II. Swing door outward. Net area of shower receptor shall be not less than 1,024 sq. in. of floor area, and encompass 30-inch diameter circle. (PC411.7)Show the location(s) of hard-wired smoke detector(s) with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. (Battery-operated smoke detectors are permitted in existing construction only.) Refer to CBC Section 907.2.10 and the CA Fire Code.
Show location of 20 x 30 inch attic access with 30-inch minimum headroom. (1209.2)
Show min 3’ clear width for the hall way.
Show stacked washer/ Dryer on the floor plan.
The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans (A106.1):
-All plumbing walls are to be framed with a minimum of 6" studs.
Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall not be more than one-inch lower than the threshold of the doorway. Landings shall be level except for exterior landings, which may have a slope not to exceed 1/4 unit vertical in 12 units horizontal (2% slope). (1008.1.6)
Show location of underfloor access crawl hole for existing house.
Provide a minimum of two No. 4 bars at top and at bottom of continuous footing. (A104.1)
Show minimum 18-inch underfloor clearance from grade to bottom of floor joists and minimum 12-inchclearance to bottom of girders. (2304.11.2.1)
Epoxy SET-XP is not approved for crack concrete, please provide appropriate one.
Special inspection is required for use of epoxy.
Provide drag strut at openings to the shear wall.
Show detail of strut between top plate(existing house) connection and rafters (at new addition) (1603)
Identify live load and dead load on the calculations and drawings.
Change existing 4 x6 header to 4x 8 or provide calculation to justify.
Clarify if detail 4/D1 shows full height stud.
Identify use of 3 ½ x 11 ¼ parallel beam and provide cross section.
Clothes dryer located in an area that is habitable or containing other fuel burning appliances shall be exhausted to the outside. Exhaust duct must be 4 inches in diameter and length is limited to 14 feet with 2 elbows. The duct length shall be reduced by 2 ft. for every elbow in excess of two. (MC 905.2 and 504.3.2.2)
A clothes dryer exhaust duct shall not be connected into any vent connector, gas vent, chimney, crawl space, attic, or other similar concealed space. (CMC 905.4a)
Calculation shows a free standing patio cover , there is no patio cover on the site plan , please clarify.
