Please call (714) for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2007 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Drawings must be to scale and be on 18" x 24" minimum sheets. Scale of Drawings must be large enough to insure legibility. Provide designed ridge beams (4 x min.) for open beam vaulted ceilings when ceiling joists or rafter ties are not provided. Provide detail of post support with positive connections. (1203.3) Cross reference all calculations for joists, beams, shear walls, etc., to framing/floor plans. (1603.1) Provide structural calculations and drawings prepared by a California Licensed Architect or Registered Civil Engineer for all structural work to be performed under the subject building permit application including: Post-beam connections must be detailed on the drawings ensuring against uplift and lateral displacement (2304.9.7)The proposed structural design is inadequate to resist lateral forces/uplift wind pressure. Show roof/floor diaphragm nailing, wall bracing, shear connections, tie-down hardware and hold-down anchors. Submit lateral design. (1604) Detail the shear transfer connections which transfer lateral forces from horizontal diaphragms through intermediate elements and shear walls to the foundation. (1603) Clearly show on the plans how patio cover lateral loads will be transferred. Plans are missing all the construction details. Show all the footings size and location. There is no truss action provided please revisit your design. Identify all the items on the plan. No opening allowed less than 5 feet from the property line.
