All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance
Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects. Proposed $70,000.00 contract price to include Architectural and structural fees. Provide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City’s Public Works Agency (714) 647-5039.Show on the plans:
- Complete legal description
- Assessor’s Parcel Number
- Occupancy Classification(s)(S-2 for equipment room and U for proposed cupola room)
- Type of Construction
- Fire Sprinkler System (State purpose of sprinkler system, for example, area increase under CBC Section
506.3, required by CBC Section 903 for type of occupancy, etc.)
- Specify finish floor elevation of first floor.Reference each fire-resistive assembly to a CBC Chapter 7, Table and Item number:
- Walls
- Columns
- Structural Elements
Identify use of existing buildings adjacent/around cupola and equipment room. Show vertical and horizontal occupancy separation based on Table 508.3.3 of CBC. Reference each fire rated assembly to Table 7 and item number.
Proposed rooms may require a completed electrical plan check prior to issuance of the building permit to ensure compliance with the 2007 California Electrical Code (CEC) Article 645, Electronic Computer/Data Processing Equipment. CEC Article 645 may require fire-rated walls, floors, and ceilings for the computer room(s). For additional information, contact Mr. Scott Davis, Electrical Plan Check at (714) 647-5822.Plans shall indicate how required structural and fire resistive integrity will be maintained where a penetration will be made in horizontal occupancy separation for electrical, mechanical, plumbing and communication conduits, pipes and similar systems. CBC Section 106.1.1 and CBC Chapter 7. Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana.CBC Section 717.2.2, Provide fire blocking in concealed spaces of stud walls and partitions, including furred spaces at the ceiling and floor level and at 10 ft. intervals both vertical and horizontal.Indicate distance from proposed cupola to property lines and show Fire rating of exterior wall and overhang based on Table 601, 602, and 704.3 of CBC. Reference each fire resistive assembly to Table 720 of CBC.
Exterior walls closer than 5 feet to property lines shall be of one-hour fire-resistive construction with No openings. T704.8, 1.
Projections, including eaves, shall be of one-hour fire-resistive construction, heavy timber or of noncombustible material if they are less than 3’-4” from a side or rear property line. (704, T704.8)Dimension roof overhangs showing compliance with CBC Section 704.For roof covering specify: Roof coverings shall have at least a Class "B" rating. (1505)CBC Section 1603.1.4, Wind design data. The following information related to wind loads shall be shown, regardless of whether wind loads govern the design of the lateral-force-resisting system of the building:
- Basic wind speed (3-second gust), miles per hour (km/hr).
- Wind importance factor, I, and occupancy category.
- Wind exposure. Where more than one wind exposure is utilized, the wind exposure and applicable wind
direction shall be indicated.
- The applicable internal pressure coefficient.
- Components and cladding. The design wind pressures in terms of psf to be used for the design of exterior
component and cladding materials not specifically designed by the registered design professional.CBC Section 1603.1.5, Earthquake design data. The following information related to seismic loads shall be shown, regardless of whether seismic loads govern the design of the lateral-force-resisting system of the building:
- Seismic importance factor, I, and occupancy category.
- Mapped spectral response accelerations, SS and S1.
- Site class.
- Spectral response coefficients, SDS and SD1.
- Seismic design category.
- Basic seismic-force-resisting system(s).
- Design base shear.
- Seismic response coefficient(s), CS.
- Response modification factor(s), R.
- Analysis procedure used.Clearly show on the plans how second floor lateral loads are transferred to first floor shear walls. Clarify if existing plywood diaphragm of 2nd floor to remain when adding new cupola building.Clearly show on the plans how vertical loads of cupola to interior walls with foundation. Call out the size of foundation and provide as built original drawings.Provide specifications for all “fibrebolts” as shown on the structural plans. Is this fiber bolt? Additional plan check comments may apply.
Revise structural calculations for minimum foundation/footing design requirements for small projects per City of Santa Ana Building Safety Division policy on when foundation and soils investigation
- Allowable foundation pressure not to exceed 1000 PSF.
- Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom.
- The minimum depth of footings below undisturbed ground surface to be 12 inches.
-Minimum width and thickness of the footing shall comply with Table 1805.4.2 of the 2007 CBC.
