The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper.
Specify finish floor elevation of first floor. (A106)Dimension roof overhangs showing compliance with CBC Section 704.
Habitable rooms, other than kitchens, shall contain at least 70 sq. ft. of floor area. (1208.3)
No habitable room (other than a kitchen) shall be less than 7 feet in any dimension. (1208.1)(provide dimensions for bedroom #3)
In every sleeping room below the fourth story and in the basements of dwelling units, at least one openable emergency escape and rescue window or door shall open directly into a public street, pubic alley, yard or exit court, meeting all of the following (1026):
\-An openable area of not less than 5.7 square feet (5.0 square feet for ground-floor openings);
-A minimum 24 inch clear openable height;
-A minimum clear openable width of 20 inches;
-A sill height not over 44 inches above the floor. (For bedroom #3 and #4)
-EXCEPTION: When approved by the Santa Ana Fire Department Group R, Division 1, hotel
occupancies provided with a monitored automatic sprinkler system may have operable windows
restricted to a maximum 4-inch open position.Show the location(s) of hard-wired smoke detector(s) with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. A detector shall be located at each story and basement, on the upper level of split level stories, and both levels if sleeping area is on lower level; a detector shall be located in close proximity to the stairway when sleeping rooms are on the upper level. (Battery-operated smoke detectors are permitted in existing construction only.) Refer to CBC Section 907.2.10 and the CA Fire Code.
For plywood roof diaphragm, specify thickness, grade, panel span rating, and nailing schedule.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
-Signed Energy Efficiency Documents must be printed on the plans.
-The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
Revise footing detail ___________ to show bottom rebar at least 3” CLEAR from ground below. (1907.5)
Provide drag strut at two locations marked on the drawings. Show detail of strut and top plate connection. (1603)
Clarify if window for bedroom # 3 is being enlarged, if it is provide framing detail and beam size.
½” drywall cannot span 24”, provide 5/8 “ drywall for C.J spacing of 24” O.C.
