Please call (714) for an appointment. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer. (A106.1 and A106.3.4.1).All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.] The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper. Verify if the front porch is part of this permit . On the framing detail it shows existing, on site plan shows new, please clarify. Specify finish floor elevation of first floor. (A106) Show floor difference between existing sfd and new addition.For roof covering specify: -Roof slope(s) of all areas on the roof plan. (1507)Including existing roof. -Type/manufacturer and International Code Conference (ICC)/Underwriters Laboratories (UL) number of shingle/tile roof. (1506) -Roof coverings shall have at least a Class "C" rating. (1505) Galvanized sheet metal (26 gauge min.) roof valley flashing is required. (1507.2.9) Glazing in doors and enclosures for bathtubs and showers shall have Category II classification per CBC Section 2406.1. The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans (A106.1): -All plumbing walls are to be framed with a minimum of 6" studs. Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68 F at a point of 3 feet above the floor in all habitable rooms. (1204) Show attic ventilation type, size, and location. The required ventilation area ratio is 1/150 of attic area or 1/300 of attic area, with required vapor retarder, if at least half of the vent area is provided by ventilators located more than 3 feet above eave vents providing the remaining portion of the vent area. Openings shall have ¼ inch corrosion resistant metal mesh covering. (1203.2) The size of ridge board, valley or hip members shall not be less than the cut end depth of the rafter. (2308.10.4) Roof purlins shall not be smaller than the rafter they support. The maximum span for 2 x 4/2 x 6 inch roof purlins is 4/6 ft. respectively. For purlin supports, provide struts not smaller than 2 x 4 inch with an unbraced length not over 8 feet and not flatter than 45o from the horizontal to bearing walls or partitions. (2308.10.5)Call out minimum thickness of 3½ inch concrete slab on grade, reinforcement, and moisture barrier on foundation plan. (1910.1) Wood framing members, including wood sheathing, that rest on exterior foundation walls and are less than 8 inches from exposed earth, shall be of naturally durable or preservative-treated wood. (T1805.4.2, 1805.2, and 2304.11.2.2) Provide a minimum of two No. 4 bars at top and at bottom of continuous footing. (A104.1) Foundation and floor slabs on expansive soil shall conform as follows, unless approved soil report indicates soil is not expansive by the Expansion Index Test method, or recommends other details (1805.8 and A104.1): -Continuous footings under exterior walls and interior bearing walls extending below grade 24" and 18" respectively and below foundation wall crawl hole. Piles or piers are permitted without interconnected grade beams to support first floor loads only. Pad footing located under a reinforced slab within the confines of a perimeter footing need not be connected by a grade beam. -Two continuous No. 4 bars 4 inches from bottom and two continuous No. 4 bars 4 inches from top of foundation. -Floor slab 3½ inches thick over 4-inch thick coarse aggregate base or plastic moisture barrier membrane (6 mils thick) and reinforced with No. 3 bars at 24 inches on center both ways or 2 layers of 6 x 6 - 10/10 welded wire fabric or 1 layer of 6 x 6 welded wire fabric. -Saturate the soil 18 inches deep before placing the concrete slab. Provide detail for the post installed anchor bolts on existing footings. Provide detail to show how the strap between existing wall and new wall being installed.
