Please call (714) for an appointment.SEE RED MARKUPS ON PLANS AND CALCULATIONS FOR ADDITIONAL CORRECTIONS.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2010 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer. (A106.1 and A106.3.4.1). The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. Provide a complete full-height section and details of stairway showing: - Maximum rise of 7inches and minimum run (tread) of 11 inches, nosing to nosing. (1009.3) -Stairways positively anchored to the primary structure without using toe nails or nails subject to withdrawal. (2308.12.7) Handrails shall satisfy the following: -Provide continuous handrail for stairways with 4 or more risers. (1012.4 & 1009.10 Exception 4) -Handrail shall be 34 to 38 inches above the nosing of treads. (1012.2) -Intermediate balusters shall be spaced less than 4 inches . (1013.3 and 1013.3 Exception 5) -The handgrip portion of handrail shall be not less than 1¼ inches or more than 2 inches in cross sectional dimension. (1012.3)Provide 42 inch high (minimum) protective guards for decks, porches, balconies and raised floors (when more than 30 inches above grade or floor below), and open side(s) of stairs and stair landings. Openings between balusters/rails shall preclude passage of 4 inch diameter sphere. (1013 and 1607.7)1607.7.1 Handrails and guards. Handrail assemblies and guards shall be designed to resist a load of 50 plf applied in any direction at the top and to transfer this load through the supports to the structure. Glass handrail assemblies and guards shall also comply with Section 2407. - 1607.7.1.1 Concentrated load. Handrail assemblies and guards shall be able to resist a single concentrated load of 200 pounds applied in any direction at any point along the top, and have attachment devices and supporting structure to transfer this load to appropriate structural elements of the building. This load need not be assumed to act concurrently with the loads specified in the preceding paragraph. -1607.7.1.2 Components. Intermediate rails (all those except the handrail), balusters, and panel fillers shall be designed to withstand a horizontally applied normal load of 50 pounds on an area equal to 1 square foot, including openings and spacing between rails. Reactions due to this loading are not required to be superimposed with those of Section 1607.7.1 or 1607.7.1.1.Stairway must comply with new 2010 CBC for accessibility (Ch. 11A) and exit requirements (Ch. 10) including:Closed risers required Handrail extensions for disabled accessThread stripingStructural calculations shall be revised per red markups on plans and calculations.
