Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceA separate Building Permit Application is required for: - Each signCity records note the type of building construction as Type II-B. Please note type of construction on drawing as Type II-B based on the 2010 California Building Code Chapters 5 and 6. 11.Provide typical section view detail of all new partitions and ceilings showing: (Reference sheet A-1.0 does not provide correct cross reference for wall details) - Note gauge and ICC Research Report number and installation/construction requirements for metal framing members. - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations and drawing prepared by a registered engineer are submitted for review. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’.- Heights of partition, suspended ceiling, structure above.12. Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for design and justification of soffit (Sheet A-4.1 and A-2.2). Complete all soffit and furred out wall details. Provide complete detailing, including number, type, location of fasteners. Show attachment detail to deck above. 13. Interior floor finishes shall show compliance with CBC Section 804.Provide on the drawings a complete door schedule, showing: - Hardware complying with exiting and disabled accessibility requirements (CBC Sections 1008.1.8 and 1133B.2.5)Panic hardware shall comply with CBC Section 1008.1.9. Panic hardware shall be provided as required by CBC Section(s): - An Occupancy with an occupant count > 50. CBC section 1008.1.8.3. - By the Fire Department Drawings to reflect under CBC Section 1008.1.8.3 Exception 2.2, which reads “THIS DOOR MUST REMAIN UNLOCKED WHENEVER THE BUILDING IS OCCUPIED.”Provide specifications for doors hardware (i.e., lever type, push-pull panic, etc) to comply with disabled access requirements. CBC Section 1133B.2.5.2.CBC Section 1133B.2.5, Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Compensating devices or automatic door operators may be utilized to meet the above standards. When fire doors are required, the maximum effort to operate the door may be increased to the minimum allowable by the appropriate administrative authority, not to exceed 15 pounds.CBC Section 1127B.3, All building entrances that are accessible to and usable by persons with disabilities shall be identified with a least one standard sign and with an additional directional signs, as required, to be visible to persons along approaching pedestrian ways.Exit illumination and exit sign requirements in accordance with CBC Section 1011 shall be shown on the drawings.CBC Section 1006, Requires means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.Tactile exit signs shall be required at the following locations: - Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”For the purpose of Section 1011.3, the term “tactile exit signs” shall mean those required signs that comply with Section 1117B.5.1, Item 1.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.CBC Sections 1115B and 1210. Sanitation facility toilet room floors shall have a smooth, hard, non-absorbent surface such as Portland cement, concrete, ceramic tile or other approved material which extends upward onto the walls at least 6”. Walls within 2’ of the front and sides of urinals and water closets shall be similarly finished to a height of 4’.CBC Section 1115B.4.3 Item 4. Note on the drawings hot water and drain pipes under lavatory shall be insulated.Ensure sanitary facilities comply with CBC Section 1115B.8.1 and that the bottom of the mirror is no higher than 40” from the floor.Show/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use. Note on drawings: - Provide mechanical ventilation for each area/room in accordance with the 2007 California MechanicalCode.Show/note LIGHTING requirements on the plans in accordance with CBC and California Electrical Code requirements for each type of use. Note on drawings: - CBC Section 1205.3, Artificial light. Artificial light shall be provided that is adequate to provide an average illumination of 10’candles (107 lux) over the area of the room at a height of 30”above the floor level.Tenant improvements in the MainPlace Mall shall show compliance with the following special provisions and CBC Section 402: - CBC Section 106.3. Tenant improvements at 2800 North Main, Main Place Mall, shall show compliance with “Code Analysis and Fire Protection and Life Safety Concept” prepared by Code Consultants Incorporated, dated “Revised February 18, 1986, and February 22, 1990 (1991 Mall Expansion).” - Note on drawings: Duct and smoke removal system modification is not allowed and shall be in compliance with the “Code Analysis and Fire Protection and Life Safety Concept.” - Main Place Mall, other than anchor stores, is of Type IIB fire-sprinklered construction. In accordance with CBC Section 603.1, walls and permanent partitions shall be of noncombustible construction, except that permanent non-bearing partitions may use fire-retardant treated wood (CBC 202) within the assembly. - CBC Sections 402.7.2 and 708. Each tenant space shall be separated from other tenant spaces by a wall having a fire-resistive rating of not less than one hour. The separation wall shall extend from the floor to the underside of the ceiling above. - CBC Section 402.4.2, Number of means of egress. When the distance of travel to the mall exceeds 75’ within the public area of a tenant space or when the occupant load served by the exit to the mall exceeds 49, not less than two means of egress shall be provided. The occupant load of a public sale area shall be computed at 30 square feet per occupant. Occupant loads for other areas shall be computed in accordance with Table Number 1004.1.1. CBC Section 402.12, Security grilles and doors. Horizontal sliding or vertical security grilles or doors, which are part of a required means of egress, shall conform to the following: - They must remain secured in the full open position during the period of occupancy by the general public. - Doors or grilles shall not be brought to the closed position when there are more than 10 persons occupying spaces served by a single exit or 50 persons occupying spaces served by more than one exit. - The doors or grilles shall be openable from within without the use of any special knowledge or effort when the space is occupied. - When two or more exits are required, not more than one half of the exits may be equipped with horizontal sliding or vertical rolling grilles or doors. - Note on Drawings: Post a legible sign at security grill/door closing controls stating “Security grill/door shall remain secured in the full open position during the period of occupancy by the general public.”Note On Drawings: (Santa Ana Police Department Requirement) SANTA ANA POLICE DEPARTMENT REQUIREMENTS FOR MAINPLACEOVERHEAD/ROLLING GRILLESECURITYORDINANCE REQUIREMENTS TUBES ARE TO BE “DOUBLE TUBED” (NO MORE THAN ½” APART) AND CONSTRUCTED OF ½” STEELOR BE STEEL REINFORCED TUBES WITHIN 40” OF ALL LOCKING HARDWARE. PERFORATED SLATSCAN BE USED INSTEAD OF THE AFOREMENTIONED AS LONG AS THEY ARE CONSTRUCTED OF MINIMUM 20 GA STEEL. LOCKING MECHANISM TO BE STEEL SLIDEBOLTS BOTH SIDES OF DOOR. SLIDEBOLTSTO EMBED A MINIMUM OF ½” INTO THE RECEIVING GUIDE. CURTAIN GRILLES ARE NOT TO BE UTILIZED. FIRE DEPARTMENT REQUIRED EMERGENCY RELEASE MUST BE LOCATED NO MORE THAN 40” FROM THE EXTERIOR SIDE OF THE GRILLE. THE LOCKING MECHANISM’S INTERIOR THUMBTURN MUST BE SHIELDED BY AN INTERIOR HOOD TO PREVENT ITS MANIPULATION FROM THE EXTERIOR SIDE OF THEGRILLE.Please refer to red marks on the drawing for additional plan check comments and return the mark up sets of drawings.CBC Section 1117B.8, Fitting and Dressing Rooms: - Where fitting or dressing rooms are provided for male or female customers, patients, employees, orthe general public, 5 percent, but never less than one, of dressing rooms for each type of use in each cluster of dressing rooms shall be accessible. - Entry doors shall conform to the requirements of Section 1133B.2 and aisles leading to such doors shall conform to Sections 1133B.6.1 and 1133B.6.2. - The bottom of mirrors provided for use by persons with disabilities shall not be greater than 20” from the floor. Mirrors to be used by persons with disabilities shall be full-length, measuring at least 18” wide by 54” high, andshall be mounted in a position affording a view to a person on the bench as well as to a person in a standing position. - Clothing hooks shall be located not greater than 8” from the floor. - Every accessible dressing room shall have a 24” by 48” bench fixed to the wall along the longer dimension. the bench shall be mounted 17 to 19” above the finish floor. Clear floor space shall be provided alongside the bench to allow a person using a wheelchair to make a parallel transfer onto the bench. The structural strength of the bench and attachments shall comply with Section 1115B.8. The minimum clear space within the room shall be 60” width and length. No door shall encroach into the required space. - Exceptions:- Minor specialized display areas that do not exceed 200 square feet in floor area and to which the general public is excluded need not be made accessible.- Offices in sales facilities that do not exceed 5,000 square feet in total area, that are located on non-accessible levels, need not be made accessible.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.Note type of safety glazing complying with CBC Section 2406 for hazardous locations listed under CBC Section 2406.3.Glass shall be firmly supported on all four edges. Show on the drawings how compliance shall be made with CBC Section 2404. For glass not firmly supported on all four edges, design shall be submitted to the building official for approval.Reference sheet A-2.3; store front plywood is required to comply with Sections 603 and 717.5 of CBC. Revise drawings to show compliance for Type II-B (Non-combustible) construction.Please refer to drawings for additional plan check comments.
