All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker. Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used Resubmit marked original, calculations and this correction sheet. Resubmit corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) for an appointment.
Provide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City’s Public Works Agency (714) 647-5039.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer. CBC Sections A106.1 and A106.3.4.1.All drawings shall be signed by the person who prepared these plans and specifications. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.Reference each fire-resistive assembly to a CBC Chapter 7, Table and Item number:
- Walls
- Ceilings
- Columns
- Structural ElementsProvide floor area justification for proposed patio cover. Show compliance with Section 506, 508 of CBC.Indicate distance from proposed patio cover to adjacent buildings and show compliance with Section 602, Table 601 and Table 602 of CBC.CBC Sections 1024.6 and 1018.1. Exiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way. This includes gates which must show compliance with CDB Section 1008.2. Revise drawings to show compliance.CBC Section 1024.6, Access to a public way. The exit discharge shall provide a direct and unobstructed access to a public way.Indicate the height of 28” to 34” above the finish floor and knee clearance to be a minimum of 27” high, 30” wide, and 19” deep for fixed or built-in counter and tables (applies to both sides of counters). CBC Section 1122B of CBCShow on the plans: (Required for floor area justification , see additional comments)
- Complete legal description
- Assessor’s Parcel Number
- Project Address/Suite/Room Numbers; Building Numbers
- Occupancy Classification(s)
- Type of Construction
- Area tabulation justifying floor area(s) of building(s) (CBC Sections 503, 505, 506, 507, and 508 and CBC
Table 503)
- Fire Sprinkler System (State purpose of sprinkler system, for example, area increase under CBC Section
506.3, required by CBC Section 903 for type of occupancy, etc.)
- Number, width, and purpose (cite code section) of yards requiredDrawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 1134B/Chapter 11B:
- An accessible route to the altered area
- Accessible restrooms (Out door)
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsRevise structural calculations to meet the requirements of 2010 CBC. Revise structural calculations for roof Tile for correct weight. Assumed weight of 4 PSF is too low. Provide a copy of material weight from manufacture. Revise lateral analysis to be match correct design criteria.Reference calculations page 26, It show minimum of 3 Simpson shear walls. Clarify location of missing shear wall in Y direction on the drawings and calculations.Revise structural calculations for minimum foundation/footing design requirements for small projects In lieu of soils investigation report per Sections 1802.2.6 and 1802.2.7 of the 2007 California Building Code.
-Allowable foundation pressure not to exceed 1000 PSF. Lateral not to exceed 100 PCF. Revise structural calculations for justification.
- Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom.
- The minimum depth of footings below undisturbed ground surface to be 12 inches.
- Minimum width and thickness of the footing shall comply with Table 1805.4.2 of the 2007 CBC.
1603.1.4 Wind design data. The following information related to wind loads shall be shown, regardless of whether wind loads govern the design of the lateral-force-resisting system of the building.
Basic wind speed (3-second gust,) miles per hour
Wind importance factor, I, and occupancy category
Wind exposure. Where more than one wind exposure is utilized, the wind exposure and applicable wind direction shall be indicated
The applicable internal pressure coefficient
Components and cladding. The design wind pressures, in terms of psf, to be used for the design of exterior component and cladding materials not specifically designed by the registered design professional.
1603.1.5 Earthquake design data. The following information related to seismic loads shall be shown, regardless of whether seismic loads govern the design of the lateral-force-resisting system of the building.
Seismic importance factor, I, and occupancy category
Mapped spectral response accelerations, Ss and SI
Site class.Spectral response coefficients, SDS and SDI
Seismic design category
Basic seismic-force-resisting system(s)
Design base shear
Seismic response coefficient(s), CS
Response modification factor(s), R
