Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper. This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. If addition floor area is more than 40% of floor area of existing house , hydrology study to establish base flood elevation is required, otherwise change the addition to show less than 40% of existing floor area.Provide building information on plans: - Occupancy type: R3 / U - Construction type: Type V – B Wall between denand family roomshould be 50 % open and unobstructed and provides an opening of not less than 1/10 of the floor area of the interior room or 25 square feet whichever is greater to meet natural light requirements in these rooms. (CRC R303.2) Where windows are not provided provide a mechanical ventilation system capable of producing 0.35 air change per hour in the room and artificial light producing 6 foot-candles (65 lux) at 30” in height. (CRC R303.1 (2)) Show which bedroom window is changed.Show attic access on the floor plan.Call out make, model and ICC, UL or third party approval number for the prefabricated metal fireplace and chimney. (CRC R1004.1 & R1005.1) Show height of the chimney to be two feet above roof level within 10 feet of chimney, and not less than three feet from point where chimney passes through roof. (CRC R1003.9.1) Provide the minimum 1-3/8 inch solid-core wood door, a solid or honeycomb core steel door not less than 1-3/8 inch thick, or a 20-minute fire rated door between the garage and residence unless both are protected by an automatic residential fire sprinkler system. (CRC R302.5.1) Doors between the garage and private residence shall be self-closing and self-latching. (CRC R302.5.1) Callout attic vents locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2)Provide specifications and details for stone and masonry veneer in compliance with CRC Section R703.7. For the chimney. 3”x3”x.229” steel plate washers are required on all anchor bolts in a braced wall line. (CRC R403.1.6.1) Minimum 2500 Psi concrete strength is required for the foundation. Identify new and existing foundation. Foundation and floor slabs on expansive soil shall conform as follows, unless approved soil report indicates soil is not expansive by the Expansion Index Test method, or recommends other details (1808.6 ): - Two continuous No. 4 bars 4 inches from bottom and two continuous No. 4 bars 4 inches from top of foundation. - Floor slab 3½ inches thick over 4-inch thick coarse aggregate base or plastic moisture barrier membrane (6 mils thick) and reinforced with No. 3 bars at 24 inches on center both ways or 2 layers of 6 x 6 - 10/10 welded wire fabric or 1 layer of 6 x 6 welded wire fabric. - Saturate the soil 18 inches deep before placing the concrete slab. 4x 12 is over stressed , provide a right size ridge beam. Provide a beam for a 9’ opening. Roof slope on area at den side is not the same slope as on the south side of the addition. 2x 8 nailer is not designed t carry additional load. Post-beam connections must be detailed on the drawings ensuring against uplift and lateral displacement (2304.9.7) Provide shear wall on four sides of the addition. Provide size of the Simpson shear wall . Provide complete installation detail foe Simpson shear wall. Provide anchor bolt spacing for shear walls. Show Radiant Barrier, Cool Roofing, Duct Ceiling as required by the 2008 California Energy Residential Manual for prescriptive Package D. If there is no duct work , why there is R-Value for the duct. What is the BTU for the furnace. Calculate BTU per square foot for the building. Structural framing not using conventional light-frame construction provisions of CRC requires the plans and calculations to be signed and sealed by an architect or civil /structural engineer. (CBC107.3.4) OR CHANGE THE ROOF DESIGN.
