All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 4corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceLabel and note hourly fire rating of:

- CorridorsPlans shall indicate how required structural and fire resistive integrity will be maintained where a penetration will be made for electrical, mechanical, plumbing and communication conduits, pipes and similar systems. CBC Section 106.1.1 and CBC Chapter 7. Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana.Interior finishes shall show compliance with CBC Section 804.Please note on the drawings additional tenant improvements (Retail or restaurant) requires a building permit and additional plan check comments may apply.Provide the following for all new partitions and ceilings showing:
- Submit structural engineering calculations for new 4 Hr rated wall with total of 8 layers of 5/8” dray wall
- Total height and heights of partition, suspended ceiling, structure above.
- Fire/smoke damper locations, installation requirements and required access doors. Refer to CBC Section 716
and mechanical Code Section 606.Tenant improvements in the MainPlace Mall shall show compliance with the following special provisions and CBC Section 402:
- CBC Section 106.3. Tenant improvements at 2800 North Main, Main Place Mall, shall show compliance with
“Code Analysis and Fire Protection and Life Safety Concept” prepared by Code Consultants Incorporated,
dated “Revised February 18, 1986, and February 22, 1990 (1991 Mall Expansion).”
- Note on drawings: Duct and smoke removal system modification is not allowed and shall be in compliance
with the “Code Analysis and Fire Protection and Life Safety Concept.”
- Main Place Mall, other than anchor stores, is of Type IIB fire-sprinklered construction. In accordance with
CBC Section 603.1, walls and permanent partitions shall be of noncombustible construction, except that
permanent non-bearing partitions may use fire-retardant treated wood (CBC 202) within the assembly.
- CBC Sections 402.7.2 and 708. Each tenant space shall be separated from other tenant spaces by a wall
having a fire-resistive rating of not less than one hour. The separation wall shall extend from the floor to the
underside of the ceiling above.
- CBC Section 402.4.2, Number of means of egress. When the distance of travel to the mall exceeds 75’ within
the public area of a tenant space or when the occupant load served by the exit to the mall exceeds 49, not
less than two means of egress shall be provided. The occupant load of a public sale area shall be computed
at 30 square feet per occupant. Occupant loads for other areas shall be computed in accordance with Table
Number 1004.1.1. Provide demo plan showing location of existing toilet facilities for each suite. Removed or demo toilet room/s to be replaced.Plumbing facilities shall be provided in accordance with the California Plumbing Code (CPC) Section 412.0 and CPC Table 4-1.Separate, disabled accessible, sanitary facilities shall be provided for each gender in accordance with the California Plumbing Code (CPC) Section 412.3 and CBC Section 1115B.1.1.Refer to attached mall layout with 1HR and 2 HR exit passageway identified. Clarify if proposed work is modified the existing fire rated passageway.Please note new restaurant requires compliance with Table 4-1 for required number of toilet rooms. Show location on the drawings. (See note number 15 on sheet A2.0)Show location and size of entrance doors to each new suite rooms open to existing Mall corridor.Note on the floor plan the use and occupancy load of each room and/or area. Relate each use to a CBC Table item. Note occupant loads which are the greater number based on CBC Section 1004 and Table 1004.1.1 or the actual number of occupants.
Panic hardware shall comply with CBC Section 1008.1.9. Panic hardware shall be provided as required by CBC Section(s):
-AnOccupancy with an occupant count > 50.
-Hardware complying with exiting and disabled accessibility requirements (CBC Sections 1008.1.8 and
1133B.2.5)
- Indicate fire rating of all doors including the stairway enclosure and extension passageway
- By the Fire DepartmentProvide specifications for doors hardware (i.e., lever type, push-pull panic, etc) to comply with disabled access requirements. CBC Section 1133B.2.5.2.CBC Section 1133B.2.5.1, Hand-activated door opening hardware shall be centered between 30” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction.CBC Section 1133B.2.5, Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Compensating devices or automatic door operators may be utilized to meet the above standards. When fire doors are required, the maximum effort to operate the door may be increased to the minimum allowable by the appropriate administrative authority, not to exceed 15 pounds.Refer to the attached entrance/door handout. Revise the drawings to show compliance.Exit illumination and exit sign requirements in accordance with CBC Section 1011 shall be shown on the drawings. Be specific as to the type of exit signs to be installed.CBC Section 1006, Requires means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
For the purpose of Section 1011.3, the term “tactile exit signs” shall mean those required signs that comply with Section 1117B.5.1, Item 1.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 1134B/Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms (Show minimum of 48” hall way providing access to toilet rooms)
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsShow/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use.
Note on drawings:
- Provide mechanical ventilation for each area/room in accordance with the 2007 California Mechanical Code.Show/note LIGHTING requirements on the plans in accordance with CBC and California Electrical Code requirements for each type of use.
Note on drawings:
- CBC Section 1205.3, Artificial light. Artificial light shall be provided that is adequate to provide an average
illumination of 10’candles (107 lux) over the area of the room at a height of 30”above the floor level.Provide complete structural calculations and drawings for suspended ceiling systems showing compliance with CBC Sections 711.3.1, 803.9, 1613, and 1705 (special inspections) and ASTM C635 and ASTM C636. The reflected ceiling plan and details must show compliance with CBC Sections 711.3.1, 803, 1613, and 1705 (special inspection) for suspended ceiling systems. In lieu of providing structural calculations indicate ICC Research Report number 1308 for the suspended ceiling)Show positive connection for soffit details. Structural calculations for design and justification may be required.(When applicable) Provide on the drawings a complete window schedule showing:
- Window sizes
- Type and thickness of glazing (type of safety glazing for hazardous locations noted under CBC Section 2406.3Provide construction sequence by (Wong & Associates, Consulting Engineers, Inc.) to show how structural modification to be carried out for existing building when structural elements such as columns of 1st floor are to be removed or modified. Revise structural calculations and structural drawings for minimum foundation/footing design requirements for small projects In lieu of soils investigation report per Sections 1802.2.6 and 1802.2.7 of the 2010.California Building Code per Santa Ana internal policy; - Allowable foundation pressure not to exceed 1000 PSF.Provide the following for all new partitions and ceilings showing:
- Submit structural engineering calculations for new 4 Hr rated wall with total of 8 layers of 5/8” dry walls.Indicate the ICC number for detail 10 of sheet SD1.Submit structural calculations for design and justification of exterior wall opening for vertical and lateral analysis. Reinforcements around opening are required.Additional plan check comments may apply.
