If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.All drawings shall be signed by the person who prepared these plans and specifications.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700). - Police Department approval on the corrected/final set of drawings (647-5840). - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance.Provide a wall legend indicating whether the wall is:- Bearing walls versus non-bearing partitionsExterior window located at 4’.0” from property line is not permitted. A minimum distance of 10’.0” is required for non-rated openings (Window or door). Show compliance with Tables 602, and Section 705.8 of CBC.Indicate the use of adjacent area (Shop) on the drawings. Specify if existing area is used as office, retail, etc.Note on the floor plan the use and occupant load of each room and/or area based on CBC Section 1004 and Table 1004.1.1. Refer to Table 1015.1 for spaces with one means of egress based on maximum occupant load.Provide natural ventilation per Section 1203.4 and natural or artificial lighting per Section 1205 of CBC. Provide light and ventilation calculations on the drawings for justification. In lieu of natural ventilation provide mechanical ventilation per California Mechanical Code.Provide typical full height cross sections through each new partitions showing: - Size, spacing, and material of framing members. - Note gauge and ICC Research Report number and installation/construction requirements for metal framing members. - Provide on the drawings details for the lateral support of partitions, rails and similar space dividers. - Fire-blocks in combustible construction in accordance with CBC Section 717. Show location(s) and provide typical construction details.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 1134B, Chapter 11B: - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarmsPriority shall be given to those elements that will provide the greatest access in the above order.Valuation of proposed project is calculated as $22,150. A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order as noted in CBC Section 1134B. Revise the drawings to show compliance. Show both existing elements and how they will be upgraded to current standards.Plumbing facilities shall be provided in accordance with the California Plumbing Code (CPC) Section 412.0 and CPC Table 4-1.Sanitary facilities serving the area of new work shall be disabled accessible. Revise the drawings to show compliance with CBC Section1115B.CBC Section 1115B.1.1 and CPC Section 412.3. Separate, disabled accessible, sanitary facilities shall be provided for each gender when the number of employees exceeds ten. Revise the drawings to show compliance.Provide a table on the drawings showing number of employees by gender, the number of each type of fixture required and the number of each type of fixture provided.Additional plan check comments may apply.
