All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).
This review and comments are for the structural plans only. Architectural plans shall be submitted separately and will be reviewed separately.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
Provide the two copies of soil reports that are referenced on the structural plans.
Building 13 (Lot A):
Clarify location of new floor beam in calculations (page 3). 4x10 floor beam is not shown on plans.
Clarify if the foundation is a CMU or concrete foundation. The foundation plan legend calls out (E) CMU whereas the details show (E) concrete foundation, including holdown retrofit epoxy details.
The new shearwalls at lateral design Line 4 terminate at the floor diaphragm with no foundation below. Provide drags at the floor diaphragm to the foundation at the same line with additional shear anchor bolts to transfer the lateral loads to the foundation.
Building 1A (Lot A):
A enlarge footing below one of the Simpson Strong-walls is missing on the foundation plan.
Provide double floor joists below (E) headers at the interior of the building, in the transverse direction at south portion of building.
Building 4 (Lot C):
Clarify if the foundation is a CMU or concrete foundation. The foundation plan legend calls out (E) CMU whereas the details show (E) concrete foundation, including holdown retrofit epoxy details.

Laundry room plans (Lots A & C):
