All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceThe valuation of project is estimated at $23000.00. Or submit a signed copy of the contract showing labor and materials including architectural and engineering fees for all work to be done under the subject building permit application. When there has been a change in use or occupancy classifications, (From R-3 to B) drawings shall show compliance with the CBC requirements for the new classifications. Reference CBC Section 3406.Vertical and horizontal occupancy separation is required between R-3/U and new B occupancy. Provide complete details to show compliance. Reference each fire-resistive assembly to a CBC Chapter 7, Table and Item number:
- Walls
- CeilingsThe width of the level area on the side to which the door swings shall extend 12” past the strike edge of the door for interior doors. CBC Section 1126A.3.2. Please see drawings.Provide specifications for doors hardware (i.e., lever type, push-pull panic, etc) to comply with disabled access requirements. CBC Section 1133B.2.5.2.Refer to the attached entrance/door handout. Revise the drawings to show compliance.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 1134B/Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Parking, signage and alarmsCBC Section 1115B.4.3 Item 4. Note on the drawings hot water and drain pipes under lavatory shall be insulated.Refer to the attached sanitation facility handout for additional plan check comments. Provide a copy on the drawings to insure compliance.Refer to the attached shower room handout. Existing shower does not appear to be wheel chair access. Show compliance on the drawings.Note type of safety glazing and thickness complying with CBC Section 2406 for hazardous locations listed under CBC Section 2406.3.Note type of safety glazing complying with CBC Section 2406 for glazing in fixed or operable panels adjacent to a door where the nearest exposed edge of the glazing is within a 24” arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60” above the walking surface.For proposed office area with glass walls and door please note; Glass shall be firmly supported on all four edges. Show on the drawings how compliance shall be made with CBC Section 2404. For glass not firmly supported on all four edges, structural calculations/ designshall be submitted to the building official for approval. Additional plan check comments may apply.This building is subject to the State of California Energy Conservation Regulations: ( Only for new B occupancy)
- The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is
qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations
(CCR,) Title 24, Par 6, 2008 California Energy Code. The plan check consultant must sign documentation
certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency.
- The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance
documentation with completed signature blocks filed on the plans. The same information may be copied on
the Electrical Plans for the Electrical Plan Checker.Show/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use.
Note on drawings:- All enclosed portions of buildings customarily occupied by human beings shall be provided with natural ventilation by means of openable exterior openings readily controllable by building occupants, with an area not less than 4% of the floor area being ventilated. CBC Section 1203 and 2010 California Mechanical Code
Section 402.Indicate size of exterior window and floor area of proposed office area to review for compliance.
Note on drawings:- CBC Section 1205.2, Natural light. The minimum net glazed area shall not be less than 8 percent of the floor area of the room served.Please refer to above comment.Please refer to drawings for additional plan check comments. Return mark up set of drawings.
