Please call (714) for an appointment.CBC Sections A107, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department (OCFA) approval on the corrected/final sets of drawings (573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance The separation between the existing Athletic Complex and the proposed Aquatic Building has been revised in the current re-submitted plans. The new assumed property line location limits the amount of openings on both buildings. The new exterior stairway and stairway landing locations create opening that exceed the allowable amounts in Ch. 7. Please re-evaluate and revise to comply with allowable opening requirements. Item #19 Plumbing calculations – Please provide justification on plans for use of existing Athletic Complex restrooms in conjunction with new restrooms, including calculations showing fixtures in excess of CPC requirements and travel distances. Also verify that the restrooms will be available for use during the times when the Aquatic Building is occupied. Item #24 Energy code requirements – The Green Code requirements have been added on Sheet A0.2b per your response, however the energy forms and the third party energy consultant forms have not been submitted. Please provide. Provide general notes and details for posting of occupant load per Section 1004.3 Revise foundation depth to minimum 24” per the soils report. Re-evaluate the foundation design using the maximum 1000 psf soil bearing capacity as required by the soils report. Sheet. SD-2A: Clarify details 1 and 2 to provide minimum 30” rebar lap at the foundation to meet “40d” requirement as shown. Sheet S-2: Detail callout for column and beam to beam connection have been reversed at south floor beams. Please update structural stairway and landing details to match possible architectural changes due to the fire separation distance to assumed property line.
