All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit 3corrected sets of plans.Please return marked up set of drawings with corrections.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. .This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings 714-573-6100
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)The valuation of improvements for the subject building permit application has been estimated to be $30,000.00Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each control area and fire-resistive rating for fire barriers.Occupancies using hazardous materials are subject to special requirements. It is the applicant’s/owner’s responsibility, PRIOR TO SUBMITTAL, to make this known to the Building, Planning, or Fire Departments.Submit a letter addressed to the Building Safety Division describing in detail the manufacturing process from material delivery, storage, handling, packaging, and shipping of finish product. Include an equipment list describing use in the process.When there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications, CBC Sections 3408 and 3411.Occupancy classification to be established once above comments 9, 10 and 11 is addressed. Provide complete dimensions for each piece of new equipment on the drawings. Show positive attachment to floor for spry booth and oven. Indicate on the drawings if approved spray booth is proposed.Identify occupancy for each area/room and show occupancy separation between various occupancies and reference each fire wall assembly to Table 7 and item number on the drawings.Note on the floor plan the use and occupancy load of each room and/or area. Relate each use to a CBC Table item. Table 1004.1.1.The length of a common path of egress travel in Group B, F and S occupancies shall not be more than 100’, provided that the building is equipped throughout with an automatic sprinkler system installed in accordance with Section 903.3.1.1. CBC Section 1014.3Table 1016.1 Exit Access Travel Distance: Show traveling distance compliance on the drawings.

F-2, S-2,300400cPanic hardware shall comply with CBC Section 1008.1.9. Panic hardware shall be provided as required by CBC Section(s):
- By the Fire Department Exit illumination and exit sign requirements in accordance with CBC Section 1011and CBC Section 1006, requires means of egress from all occupied parts of the building to be provided with at least 1’ candle of light at floor level. Show compliance on the drawings. Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 1134B/Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsPriority shall be given to those elements that will provide the greatest access in the above order.Valuation of proposed project is estimated as $30,000.00. A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order noted in the immediate previous item as noted in CBC Section 1134B. Revise the drawings to show compliance. Show both existing elements and how they will be upgraded to current standards.Provide natural ventilation per Section 1203.4 and natural or artificial lighting per section 1205 of CBC. In lieu of natural ventilation provide mechanical ventilation per California Mechanical codeRefer to red marks on the drawings for additional plan check comments. Revise drawings to show compliance.
