Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)A separate Building Permit Application is required for: - Each signProvide typical section view detail of all new partitions and ceilings showing: - Size, spacing, and material of framing members - Note gauge and ICC Research Report number and installation/construction requirements for metal framing members. - It is the project designer’s responsibility to coordinate work with the various trades to ensure that the size of the wall cavity will be large enough to accommodate piping, fittings, ducts, etc. There has been a continuing field problem of 2½” wide metal studs not being able to accommodate plumbing pipes. - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations and drawing prepared by a registered engineer are submitted for review. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’. - Provide on the drawings details for the lateral support of partitions, rails and similar space dividers less than 5’ 9” in height. - Sheathing material and details of attachment. Note type, size, and spacing of fasteners. - Heights of partition, suspended ceiling, structure above. - Reference each fire-resistive assembly to a CBC Chapter 7 Table and Item number. - Fire-blocks and draft-stops in combustible construction in accordance with CBC Section 717. Show location(s) and provide typical construction details. - Fire/smoke damper locations, installation requirements and required access doors. Refer to CBC Section 716 and mechanical Code Section 606.Complete all soffit and furred out wall details. Provide complete detailing, including number, type, location of fasteners and how attachment is made to the building structure. Show compliance with CBC Section 803.CBC Section 1008.1.8, Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”Revise the drawings to reflect under CBC Section 1008.1.8.3 Exception 2.2, which reads “THIS DOOR MUST REMAIN UNLOCKED WHENEVER THE BUILDING IS OCCUPIED.”CBC Section 1127B.3, All building entrances that are accessible to and usable by persons with disabilities shall be identified with a least one standard sign and with an additional directional signs, as required, to be visible to persons along approaching pedestrian ways.CBC Section 1133B.2.6, Required the bottom 10” of all doors except automatic and sliding shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition.Exit illumination and exit sign requirements in accordance with CBC Section 1011 shall be shown on the drawings. Be specific as to the type of exit signs to be installed.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 1115B and the California Plumbing Code.CBC Sections 1115B and 1210. Sanitation facility toilet room floors shall have a smooth, hard, non-absorbent surface such as Portland cement, concrete, ceramic tile or other approved material which extends upward onto the walls at least 6”. Walls within 2’ of the front and sides of urinals and water closets shall be similarly finished to a height of 4’.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.Note type of safety glazing complying with CBC Section 2406 for hazardous locations listed under CBC Section 2406.3.Note type of safety glazing complying with CBC Section 2406 for glazing in fixed or operable panels adjacent to a door where the nearest exposed edge of the glazing is within a 24” arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60” above the walking surface.Glass shall be firmly supported on all four edges. Show on the drawings how compliance shall be made with CBC Section 2404. For glass not firmly supported on all four edges, design shall be submitted to the building official for approval.Provide complete structural calculations and drawings for suspended ceiling systems showing compliance with CBC Sections 711.3.1, 803.9, 1613, and 1705 (special inspections) and ASTM C635 and ASTM C636.The reflected ceiling plan and details must show compliance with CBC Sections 711.3.1, 803, 1613, and 1705 (special inspection) for suspended ceiling systems.Note ICC Research Report Number on the drawings for the suspended ceiling system. (ICC Report Number 1308)Tenant improvements in the Main Place Mall shall show compliance with the following special provisions and CBC Section 402: - CBC Section 106.3. Tenant improvements at 2800 North Main, Main Place Mall, shall show compliance with “Code Analysis and Fire Protection and Life Safety Concept” prepared by Code Consultants Incorporated, dated “Revised February 18, 1986, and February 22, 1990 (1991 Mall Expansion).” - Note on drawings: Duct and smoke removal system modification is not allowed and shall be in compliance with the “Code Analysis and Fire Protection and Life Safety Concept.” - CBC Sections 402.7.2 and 708. Each tenant space shall be separated from other tenant spaces by a wall having a fire-resistive rating of not less than one hour. The separation wall shall extend from the floor to the underside of the ceiling above. CBC Section 402.12, Security grilles and doors. Horizontal sliding or vertical security grilles or doors, which are part of a required means of egress, shall conform to the following: - They must remain secured in the full open position during the period of occupancy by the general public. - Doors or grilles shall not be brought to the closed position when there are more than 10 persons occupying spaces served by a single exit or 50 persons occupying spaces served by more than one exit. - The doors or grilles shall be openable from within without the use of any special knowledge or effort when the space is occupied. - When two or more exits are required, not more than one half of the exits may be equipped with horizontal sliding or vertical rolling grilles or doors. - Note on Drawings: Post a legible sign at security grill/door closing controls stating “Security grill/door shall remain secured in the full open position during the period of occupancy by the general public.”CBC Section 402.15.5.2, Plastic panel and plastic signs. Within every story or level and from side wall to side wall or each tenant space or mall, plastic panels and plastic signs shall be limited as follows: - Plastics, other than foam plastics, shall comply with CBC Section 402.15.4. - Foam plastics shall have a maximum heat-release rate of 150 kilowatts when tested in accordance with approved recognized standards (see CBC Section 402.15.5) and shall have the following physical characteristics: - A density not less than 20 pounds per cubic foot; and a thickness not greater than ½”. - They shall not exceed 20 percent of the wall area facing the mall; - They shall not exceed a height of 36” except that if the sign is vertical then the height shall not exceed 96” and the width shall not exceed 36”; and - They shall be located a minimum distance of 18” from adjacent tenants.Note On Drawings: (Santa Ana Police Department Requirement)SANTA ANA POLICE DEPARTMENT REQUIREMENTS FOR MAINPLACEOVERHEAD/ROLLING GRILLESECURITYORDINANCE REQUIREMENTSTUBES ARE TO BE “DOUBLE TUBED” (NO MORE THAN ½” APART) AND CONSTRUCTED OF ½” STEELOR BE STEEL REINFORCED TUBES WITHIN 40” OF ALL LOCKING HARDWARE. PERFORATED SLATSCAN BE USED INSTEAD OF THE AFOREMENTIONED AS LONG AS THEY ARE CONSTRUCTED OF MINIMUM 20 GA STEEL.LOCKING MECHANISM TO BE STEEL SLIDEBOLTS BOTH SIDES OF DOOR. SLIDEBOLTSTO EMBED AMINIMUM OF ½” INTO THE RECEIVING GUIDE.CURTAIN GRILLES ARE NOT TO BE UTILIZED.FIRE DEPARTMENT REQUIRED EMERGENCY RELEASE MUST BE LOCATED NO MORE THAN 40” FROM THE EXTERIOR SIDE OF THE GRILLE.THE LOCKING MECHANISM’S INTERIOR THUMBTURN MUST BE SHIELDED BY AN INTERIOR HOOD TO PREVENT ITS MANIPULATION FROM THE EXTERIOR SIDE OF THEGRILLE.
