All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceNote on the drawings that all interior floor finishes shall show compliance with CBC Section 804. Correct Type of construction to Type II-B and revise details to show compliance with Type II Non-combustible. Show Fire Retardant wood when used in Type II-B construction(sheet A-201B). Reference sheet A-701, show positive connection from perimeter hutch wall system to existing wall and cavity between wall and hutch wall to be filled with approved material. See section717 of CBCReference sheet A-005, show minimum of 10’.0” walk way for mall exit path and provide dimensions to show if there is any encroachment to mall exit path. Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 1115B and the California Plumbing Code.Reference sheet A-101, Indicate height for racks (7E) show positive connection tom wall and submit structural calculations for design and justification when racks are 8’-0” or higher. Provide specifications for doors hardware (i.e., lever type, push-pull panic, etc.) to comply with disabled access requirements. CBC Section 1133B.2.5.2.CBC Section 1133B.2.5, Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Compensating devices or automatic door operators may be utilized to meet the above standards. When fire doors are required, the maximum effort to operate the door may be increased to the minimum allowable by the appropriate administrative authority, not to exceed 15 pounds.CBC Section 1127B.3, All building entrances that are accessible to and usable by persons with disabilities shall be identified with a least one standard sign and with an additional directional signs, as required, to be visible to persons along approaching pedestrian ways.CBC Section 1133B.2.6, Required the bottom 10” of all doors except automatic and sliding shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition.Refer to the attached entrance/door handout. Revise the drawings to show compliance.Indicate the top of fixed or built-in counter, tables is between height of to be at 28” to 34” above the finish floor and knee clearance to be a minimum of 27” high, 30” wide, and 19” deep. CBC Sections 1122B of CBC. Refer to red mark on the drawings.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA compliance and it is the responsibility of designer. Please remove notes on the drawings referring to ADA compliance. This project is reviewed for compliance with State Accessibility Standards (T-24).Show/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use.
Note on drawings: - Provide mechanical ventilation for each area/room in accordance with the 2010 California Mechanical Code.Show/note LIGHTING requirements on the plans in accordance with CBC and California Electrical Code requirements for each type of use.
Note on drawings:- CBC Section 1205.3, Artificial light. Artificial light shall be provided that is adequate to provide an average illumination of 10’candles (107 lux) over the area of the room at a height of 30”above the floor level.Tenant improvements in the Main Place Mall shall show compliance with the following special provisions and CBC Section 402:
- CBC Section 106.3. Tenant improvements at 2800 North Main, Main Place Mall, shall show compliance with
“Code Analysis and Fire Protection and Life Safety Concept” prepared by Code Consultants Incorporated,
dated “Revised February 18, 1986, and February 22, 1990 (1991 Mall Expansion).”
- Note on drawings: Duct and smoke removal system modification is not allowed and shall be in compliance
with the “Code Analysis and Fire Protection and Life Safety Concept.”- One hour fire rated wall between each tenant is required. Refer each fire assembly t o Table 7 of 2010 California Building Code. (When applicable) CBC Section 402.12, Security grilles and doors. Horizontal sliding or vertical security grilles or doors, which are part of a required means of egress, shall conform to the following:
- They must remain secured in the full open position during the period of occupancy by the general public.
- Doors or grilles shall not be brought to the closed position when there are more than 10 persons occupying
spaces served by a single exit or 50 persons occupying spaces served by more than one exit.
- The doors or grilles shall be openable from within without the use of any special knowledge or effort when the
space is occupied.
- When two or more exits are required, not more than one half of the exits may be equipped with horizontal
sliding or vertical rolling grilles or doors.
- Note on Drawings: Post a legible sign at security grill/door closing controls stating “Security grill/door shall
remain secured in the full open position during the period of occupancy by the general public.”Note On Drawings: (Santa Ana Police Department Requirement)SANTA ANA POLICE DEPARTMENT REQUIREMENTS FOR MAINPLACE OVERHEAD/ROLLING GRILLESECURITYORDINANCE REQUIREMENTSTUBES ARE TO BE “DOUBLE TUBED” (NO MORE THAN ½” APART) AND CONSTRUCTED OF ½” STEEL OR BE STEEL REINFORCED TUBES WITHIN 40” OF ALL LOCKING HARDWARE. PERFORATED SLATS CAN BE USED INSTEAD OF THE AFOREMENTIONED AS LONG AS THEY ARE CONSTRUCTED OF MINIMUM 20 GA STEEL.LOCKING MECHANISM TO BE STEEL SLIDEBOLTS BOTH SIDES OF DOOR. SLIDEBOLTS TO EMBED AMINIMUM OF ½” INTO THE RECEIVING GUIDE.CURTAIN GRILLES ARE NOT TO BE UTILIZED.FIRE DEPARTMENT REQUIRED EMERGENCY RELEASE MUST BE LOCATED NO MORE THAN 40” FROM THE EXTERIOR SIDE OF THE GRILLE.THE LOCKING MECHANISM’S INTERIOR THUMBTURN MUST BE SHIELDED BY AN INTERIOR HOOD TO PREVENT ITS MANIPULATION FROM THE EXTERIOR SIDE OF THE GRILLE.Reference sheet S-200 and S-300, Plans shall indicate how required structural and fire resistive integrity will be maintained where a penetration will be made for structural modification, electrical, mechanical, plumbing and communication conduits, pipes and similar systems. CBC Section 106.1.1 and CBC Chapter 7. Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana.Provide complete structural calculations and drawings for suspended ceiling systems showing compliance with CBC Sections 711.3.1, 803.9, 1613, and 1705 (special inspections) and ASTM C635 and ASTM C636.Note ICC Research Report Number on the drawings for the suspended ceiling system in lieu of providing structural calculations for justification.
