If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.]The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2010 California Building Standards Code with local amendments. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Allow additional plan check time when submitting complete drawings.
All resubmitted drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer. (A106.1 and A106.3.4.1 of CBC).Scale of architectural floor plans and structural framing plans to be a minimum of ¼ =1.0” and to be dark enough to insure legibility. Scale of drawings for details, cross sections, elevation and notes must be large and dark enough to insure legibility. Drawings will be returned without review when they are not legible.Please remove details and notes that are not applicable to this project.All architectural details must be crossed referenced to floor plan. And all structural details must be crossed referenced to structural plans. Notes are not acceptable to be substituted for details, when specific detail is required.Indicate detail and section references as to their appropriate location on plan views. (106.3 and 107 of CBC).Submit dimensioned floor plan (1/4”=1’.0”) of existing house and garage.Revise site plan so that the footprint of roof plan match’s the footprint of floor plan. Provide complete roof plan overview for existing and new roof for review how existing and new roofs are tied together as well as examining structural stability. Identify existing and new roof and slopes.Show size of new windows and existing windows adjacent to addition for light and ventilation justification.Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall not be more than one-inch lower than the threshold of the doorway. Landings shall be level except for exterior landings, which may have a slope not to exceed 1/4 unit vertical in 12 units horizontal (2% slope). (1008.1.6) Provide detail on the drawings.
Provide a complete full-height section and details of stairway showing compliance with 1009.3 of CBC. And when handrails are required they are to comply with 1012.4 & 1009.10. Guards to comply with 1013 and 1607. For an FAU located in the attic provide a minimum access of 22 x 30 inches, a 24-inch wide walkway, a 30-inch deep work platform, and electric light outlet adjacent to the furnace and switched by the opening. (CMC 904.11 & 305)Callout attic vent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2). The total net free ventilating area shall not be less than 1/300. Show underfloor ventilation opening size and locations equal to 1 sq. ft. for each 150 sq. ft. of underfloor area. Openings shall be as close to corners as practical and shall provide cross ventilation along the length of at least two opposite sides. Openings shall have 1/4 inch corrosion resistant metal mesh covering. (2306.7)Provide window size for each room/area. Every sleeping room in dwelling units must have a window or exterior door for an emergency exit, sill height not more than 44 inches above the floor, 5.7 square feet of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court. Windows in bed rooms may not comply. (CRC R310.1-R310.1.3)
CAUTION: Using minimum clear openable height with the clear openable width will yield only 3.3 square feet and not the minimum 5.7 square feet required. Be especially careful with double-hung windows. Also, when the emergency escape window is below ground level refer to CRC Section R310.2 for additional requirements. All new construction, interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000, or when one or more sleeping rooms are added or created, the entire dwelling shall be provided with smoke detectors located as required for a new dwelling. (CRC R314.3)
All new construction, Interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000,, an approved carbon monoxide alarm shall be installed in dwelling units and in sleeping units within which fuel-burning appliances are installed and in dwelling units that have attached garages shall be provided with carbon monoxide alarms (CRC R315)
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.SANTA ANA IS LOCATED IN CLIEMATE ZONE # 8 NOT 6.
- Signed Energy Efficiency Documents must be printed on the plans.
- Also, submit 2 copies of signed Energy Efficiency calculations (8.5x11 sheets).
- The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2008 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
- The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division. The energy plan check consultant must also complete the attached “Energy Conservation
Plan Check Consultant Qualification Statement”.
- Clarify location and size of all existing and new windows on the drawings. Revise T-24
energy calculations to show compliance.
-Show compliance with Residential Lighting Design Guide and revise drawings to show
compliance.Separate heating and WH is required for 806 SF of addition. Show location of heating equipment on the plans. (CRC R303.8). Show location and size on the drawings. Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. (1204). Show 30-inch clear width for water closet compartments and 24-inch clearance in front of a water closet. Provide structural calculations and drawings stamped and signed by a California licensed architect or registered civil engineer for complete vertical and lateral analysis based on 2010 CBC. Incorporate results of structural calculations into drawings prior to re-submittal.Structural drawings and calculations to be signed by engineer prior to re-submittal.Separate structural drawings are required.Provide calculations for following items if items #19 and 20 are applicable to this project. - Stairway(s). CBC Sections 1607, 1630a and 1133B.4, and CBC Table 1607.1, Item 36.
