This requirement applies to both exempt and non-exempt projects. Business and Professions Code Chapter 3, Division 3, Section 5536.1(a).The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceDrawings must be to scale and be on 18” x 24” minimum sheets. - Provide a fully dimensioned Floor Plan Provide the following: - Provide a fully dimensioned site plan on each set of plans. - Disabled access compliance must be shown on the site plan.Provide typical section view detail of all new partitions and ceilings showing: - Size, spacing, and material of framing members - Note gauge and ICC Research Report number and installation/construction requirements for metal framing members. - It is the project designer’s responsibility to coordinate work with the various trades to ensure that the size of the wall cavity will be large enough to accommodate piping, fittings, ducts, etc. There has been a continuing field problem of 2½” wide metal studs not being able to accommodate plumbing pipes. - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations and drawing prepared by a registered engineer are submitted for review. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’. - Provide on the drawings details for the lateral support of partitions, rails and similar space dividers less than 5’ 9” in height. - Sheathing material and details of attachment. Note type, size, and spacing of fasteners. - Heights of partition, suspended ceiling, structure above. - Reference each fire-resistive assembly to a CBC Chapter 7 Table and Item number. - Fire-blocks and draft-stops in combustible construction in accordance with CBC Section 717. Show location(s) and provide typical construction details. - Fire/smoke damper locations, installation requirements and required access doors. Refer to CBC Section 716 and mechanical Code Section 606.Provide on the drawings a complete door schedule, showing: - Door sizes (CBC Sections 1008.1.1 and 1133B.2) - Hardware complying with exiting and disabled accessibility requirements (CBC Sections 1008.1.8 and 1133B.2.5)Plumbing facilities shall be provided in accordance with the California Plumbing Code (CPC) Section 412.0 and CPC Table 4-1.CBC Sections 1115B and 1210. Sanitation facility toilet room floors shall have a smooth, hard, non-absorbent surface such as Portland cement, concrete, ceramic tile or other approved material which extends upward onto the walls at least 6”. Walls within 2’ of the front and sides of urinals and water closets shall be similarly finished to a height of 4’.Provide a table on the drawings showing number of employees by gender, the number of each type of fixture required and the number of each type of fixture provided.CBC Section 1133B.6. Every aisle shall not be less than 36” wide if serving only one side, and not less than 44” wide if serving both sides.All dining, banquet, and bar facilities shall be made accessible to persons with disabilities as provided in CBC Section 1104B.5. At least 5%, but not less than one of the seating spaces in each functional area is accessible.Foam plastic installed in a maximum thickness of 10” in cooler and freezer walls to comply with Section 2603.4.1.2 of CBC. For foam plastic having a thickness that does not exceed 4” refer to Section 2603.4.1.3 of CBC. Provide complete wall construction detail to show compliance. Note ICC Research Report Number on the drawings for Walk-in cooler and or freezer.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.Glass shall be firmly supported on all four edges. Show on the drawings how compliance shall be made with CBC Section 2404. For glass not firmly supported on all four edges, design shall be submitted to the building official for approval.Provide structural calculation with complete details for storefront if new. Note ICC Research Report Number on the drawings for the suspended ceiling system. (ICC Report Number 1308)Tenant improvements in the MainPlace Mall shall show compliance with the following special provisions and CBC Section 402: - CBC Section 106.3. Tenant improvements at 2800 North Main, Main Place Mall, shall show compliance with “Code Analysis and Fire Protection and Life Safety Concept” prepared by Code Consultants Incorporated, dated “Revised February 18, 1986, and February 22, 1990 (1991 Mall Expansion).” - Note on drawings: Duct and smoke removal system modification is not allowed and shall be in compliance with the “Code Analysis and Fire Protection and Life Safety Concept.” - Main Place Mall, other than anchor stores, is of Type IIB fire-sprinklered construction. In accordance with CBC Section 603.1, walls and permanent partitions shall be of noncombustible construction, except that permanent non-bearing partitions may use fire-retardant treated wood (CBC 202) within the assembly. - CBC Sections 402.7.2 and 708. Each tenant space shall be separated from other tenant spaces by a wall having a fire-resistive rating of not less than one hour. The separation wall shall extend from the floor to the underside of the ceiling above. - CBC Section 402.4.2, Number of means of egress. When the distance of travel to the mall exceeds 75’ within the public area of a tenant space or when the occupant load served by the exit to the mall exceeds 49, not less than two means of egress shall be provided. The occupant load of a public sale area shall be computed at 30 square feet per occupant. Occupant loads for other areas shall be computed in accordance with Table Number 1004.1.1. CBC Section 402.15.5.2, Plastic panel and plastic signs. Within every story or level and from side wall to side wall or each tenant space or mall, plastic panels and plastic signs shall be limited as follows: - Plastics, other than foam plastics, shall comply with CBC Section 402.15.4. - Foam plastics shall have a maximum heat-release rate of 150 kilowatts when tested in accordance with approved recognized standards (see CBC Section 402.15.5) and shall have the following physical characteristics: - A density not less than 20 pounds per cubic foot; and a thickness not greater than ½”. - They shall not exceed 20 percent of the wall area facing the mall; - They shall not exceed a height of 36” except that if the sign is vertical then the height shall not exceed 96” and the width shall not exceed 36”; and - They shall be located a minimum distance of 18” from adjacent tenants.Note On Drawings: (Santa Ana Police Department Requirement)SANTA ANA POLICE DEPARTMENT REQUIREMENTS FOR MAINPLACEOVERHEAD/ROLLING GRILLESECURITYORDINANCE REQUIREMENTSTUBES ARE TO BE “DOUBLE TUBED” (NO MORE THAN ½” APART) AND CONSTRUCTED OF ½” STEELOR BE STEEL REINFORCED TUBES WITHIN 40” OF ALL LOCKING HARDWARE. Provide complete building code analysis including area, egress, occupant loads, mall corridor widths and reference to Code Council Incorporation report (see comment #23)Verify mechanical for mall smoke evacuation system. Provide permit for existing type I hood and one hour fire rated shaft. Provide egress from indoor and outdoor dining. Provide structural calculation with complete details for fascia attachments.
