If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3 corrected sets of plans.Please return marked up set of drawings with corrections.(when meeting is needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance Provide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City’s Public Works Agency (714) 647-5039. STRCTURALIncorporate results of structural calculations into drawings. Structural drawings to be signed and stamped by engineer. Provide shear transfer connections detail, which transfer lateral forces from horizontal diaphragms through intermediate elements and shear walls to the foundation. Provide material speciation for wood, steel and concrete on the drawings. Also revise calculations and drawings to specify concrete strength of f’c=3000 psi. Provide Nailing Schedule on the drawings. Note the use of full-length studs (balloon frame) on exterior walls.Dimension the parapet wall height above existing roof to match engineering calculations.Clarify that trusses are existing on sheet D-1.Provide diaphragm chord connection details addressing both tension and compression loading. Show positive connection existing slab and footing to new foundation. (When applicable, dimensions not provided on the drawings), Walls braced to resist wind and seismic forces shall not exceed the following height to width ratios: 2 for 1 for plywood. Framing members or blocking shall be provided at the edges of all sheets in shear walls; 2 to 1 for gypsum wallboard and Portland cement plaster (stucco). Wall sections having height-to-length ratios in excess of 1 ½ to 1 shall be blocked. (2305, T2306.4.1, T2305.3.4, 2505) (When applicable, dimensions not provided on the drawings), Revise structural calculations to show compliance with Table 2306.4.1 for shear wall ratio of 2:1. For design to resist seismic forces, shear wall height-width ratios greater than 2:1, but not exceeding 3½:1, are permitted provided the allowable shear values in Table 2306.4.1 are multiplied by 2w/h. CBC Table 2305.3.4.For plywood floor diaphragm specify thickness, grade, T&G edges, panel span rating, nailing schedule and panel layout pattern. (A106.1.1, 2305, T2305.2.3, 2306.3, T2306.3.1, and T2306.3.2)Provide shoring plan to address both vertical and lateral loads for existing building while undergoes this demolition of exterior bearing wall. Note on the drawings special inspections required for seismic resistance in accordance with CBC Section 1707, including: -Structural wood nailing, bolting, anchoring, and other fastenings of wood shear walls, wood diaphragms, drag struts, and hold-downs. Exception is fasteners with spacing more than 4” o.c. for wood shear walls and diaphragms. ARCHITECTURAL & ACCESSIBILITY (FYI) It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA law and it is the responsibility of designer. If applicable please remove notes referring to ADA compliance from drawings. This project is reviewed for compliance with State Accessibility Standards (T-24). Valuation of proposed project is calculated as $25,000.00. A minimum of 20% of valuation of demo construction is required to be spent towards providing disabled access in the priority order noted in the immediate previous item as noted in CBC Section 1134B. Provide drawings to show compliance. Show both existing elements and how they will be upgraded to current standards. Drawings submitted to the Building Division for review shall provide the following drawing/information to insure compliance with CBC Section 1134B/Chapter 11B: - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarms Show location of existing roof drain/s and overflow/s on the drawing and show how existing roof drains are maintained when portion of existing roof is demoed. (When new exterior windows are proposed) The non-residence shall conform to the State Energy Conservation Standards;The Mandatory Measures Checklist (MF-1R) form, showing compliance with 2008 Energy Standards. Indicate U-Factor and SHGC of new windows per T-24 report.
