If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. Plans resubmitted without the red markup set may result in delayed review time.Clearly indicate the scope of work under this building permit application: - Revise project job description on the building permit application worksheet to reflect the work to be done under the subject building permit application. - Construction drawings must clearly show all work to be done under the subject building permit application.All persons preparing plans for others shall sign those plans. Include name of responsible designer. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits may be required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (714-647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings (714-573-6100). (Only applicable if change is to assembly occupancy.) - Police Department approval on the corrected/final set of drawings (714-647-5840)(Only applicable if scope of work includes new exterior door hardware and/or new roof top equipment.) - Public Works Agency approval (714-647-5039)(Only applicable if scope of work includes new restrooms or plumbing fixtures.) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceOccupant load limitation: City records for the building show that due to the seismic hazard, the maximum total occupant load in the building is 99. Please see attached copy of City record.The notice of violation by Community Preservation Division shows that permits are required for occupancy of mezzanine, building and plumbing permits for bathrooms, electrical permit for electrical and subpanels and revised sign violations.Please show how these violations are being addressed on the plans and in the scope of work. Note that signs require separate permit application and separate review.Plans show discrepancies between previously approved plans and current layout of building. Please show all revised areas as as-built work with wall types to match wall legend. Please see attached copy of previously approved plans.The restrooms also appear to have been altered from previous approved design. Additional fixtures have been added and the restrooms are no longer disabled accessible. Please return to original condition for required disabled accessible restrooms.When there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications. Reference CBC Section 3406.Plumbing facilities shall be provided in accordance with the California Plumbing Code (CPC) Section 412.0 and CPC Table 4-1.Due to the change in occupancy, please evaluate the required number of plumbing fixtures per the plumbing code.Sanitary facilities serving the area of new work shall be disabled accessible. Revise the drawings to show compliance with CBC Section1115B.Provide the following on the site plan: - Disabled access compliance must be shown on the site plan. - Show disabled accessible path of travel from public way and disabled accessible parking. - Show disabled accessible parking location and references to required construction details.Provide the following Building Analysis on the cover sheet:- Occupancy Classification(s) - Type of Construction - Callout if Fire Sprinkler System is installed or not - Reference to applicable 2010 California Building Codes and City municipal code.Provide a wall legend indicating whether the wall is: - Existing, new, or to be removed - A fire-resistive assembly (if applicable) - Bearing walls versus non-bearing partitionsProvide typical section view detail of all new partitions and ceilings showing: (where applicable) - Size, spacing, and material of framing members - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Callout attachment to slab or foundation and also attachment at top of walls. - Heights of partition, suspended ceiling, structure above. - Fire-blocks and draft-stops in combustible construction in accordance with CBC Section 717. Show location(s) and provide typical construction details.Note on the floor plan the use and occupancy load of each room and/or area. Relate each use to a CBC Table item. Note occupant loads which are the greater number based on CBC Section 1004 and Table 1004.1.1 or the actual number of occupants.Provide number of exits required by CBC Sections 1015 and 1016. A minimum of two exits is required then the occupant is 50 or more.Egress shall not pass through kitchens, storage rooms, closets or spaces used for similar purposes. Verify exit path adjacent to breakroom. CBC Sections 1024.6 and 1018.1. Exiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way. Revise drawings to show compliance.Rear exit door is shown to open to parking space. Provide clear unobstructed exit path.Provide on the drawings a complete door schedule, for new and alter doors: - Door sizes (CBC Sections 1008.1.1 and 1133B.2) - Hardware complying with exiting and disabled accessibility requirements (CBC Sections 1008.1.8 and 1133B.2.5) - Show compliance with the City of Santa Ana’s Security Ordinance (Contact the Santa Ana Police Department Crime Prevention Section by telephoning 714-647-5840)CBC Section 1008.1.8, Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”Revise the drawings to reflect under CBC Section 1008.1.8.3 Exception 2.2, which reads “THIS DOOR MUST REMAIN UNLOCKED WHENEVER THE BUILDING IS OCCUPIED.”CBC Section 1133B.5.5.1, Handrails for ramps: - Shall be 34 to 38” above the ramp surface to the top of the handrails - The grip portion shall not be less than 1¼” nor more than 1½“ in cross-sectional nominal dimension or the shape shall provide an equivalent gripping surfaceA wheel guide rail shall be provided, centered 3” plus or minus 1” above the surface of the ramp.Exit sign requirements in accordance with CBC Section 1011 shall be shown on the drawings. Be specific as to the type of exit signs to be installed.CBC Section 1011.1. Provide a directional exit sign at changes in exiting direction.CBC Section 1011, Requires exit signs to be readily visible from any direction of approach. No point shall be more than 100’ from the nearest visible exit sign. Revise the drawings to show compliance.Tactile exit signs shall be required at the following locations: - Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 1134B/Chapter 11B: - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarmsPriority shall be given to those elements that will provide the greatest access in the above order.Valuation of proposed project is calculated as $____________. A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order noted in the immediate previous item as noted in CBC Section 1134B. Revise the drawings to show compliance. Show both existing elements and how they will be upgraded to current standards.Please complete the attached Disabled Compliance Form.CBC Section 1129B.3, Item 3. Parking spaces must be located so that the disabled are not compelled to walk or wheel behind parked cars other than their own.Revise secondary (diagonal) path of travel shown on siteplan, as it requires travel behind another car.Provide a complete suspended ceiling system plan and section detail showing the following (if new t-bar ceiling is installed.) - Vertical supports - Seismic wires - Seismic strut/Compression strut - Perimeter wires - Separate fixture wires for lights and mechanical devices - ICC Research Report number for the suspended ceilingThe applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2010 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
