Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper.
Show the clearance between the new addition and existing swimming pool.
Specify finish floor elevation of first floor. (CBC 107.2.5)Glazing in swinging, sliding, and bifold doors 9 square feet or less shall be a minimum category classification of I (CPSC 16 CFR 1201) and II (CPSC 16 CFR 1201) when more than 9 square feet or sliding. (Table R308.3.1 (1), R308.3 (1)) Callout atticvent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2)
Foundation and floor slabs on expansive soil shall conform as follows, unless approved soil report indicates soil is not expansive by the Expansion Index Test method, or recommends other details (1808.6 ):
- Continuous footings under exterior walls and interior bearing walls extending below grade 24" and
18" respectively and below foundation wall crawl hole. Piles or piers are permitted without
interconnected grade beams to support first floor loads only. Pad footing located under a reinforced
slab within the confines of a perimeter footing need not be connected by a grade beam.
- Two continuous No. 4 bars 4 inches from bottom and two continuous No. 4 bars 4 inches from top of
foundation.
- Floor slab 3½ inches thick over 4-inch thick coarse aggregate base and plastic moisture barrier
membrane (6 mils thick) and reinforced with No. 3 bars at 24 inches on center both ways or 2 layers
of 6 x 6 - 10/10 welded wire fabric or 1 layer of 6 x 6 welded wire fabric.
- Saturate the soil 18 inches deep before placing the concrete slab.
Provide details for retrofit shear and tension anchor bolts on plans. Provide calculations as needed
Provide 3 x 3 x .229" plate washers. CRC R602.11.1
Call out minimum thickness of 3 Y2 inch concrete or grade floor slabs, reinforcement (if applicable) and 6 mil polyethylene vapor retarder directly below slab on foundation plan. CRC R506.
Call out anchor bolt size and spacing on foundation plan. Provide 1/2" diameter embedded 7" minimum at 6' o.c. maximum spacing (4' o.c. for 2 stories). CRC R403.1.6
Note on plan that holdown hardware must be secured in place prior to foundation inspection.
Foundation sections shall be 12/15/23 inches wide, 6/6/6 inches thick, and 12 inches depth below natural ground surface. CRC Table R403.1.
Show 8" min distance from grade to wood sill framing and sheathing. CRC 317.1.
Provide a weep screed for stucco at the foundation plate line a minimum of 4 inches above grade and 2 inches above paved areas. CRC R703.6.2.1.
Detail the shear transfer connections which transfer lateral forces from horizontal diaphragms through intermediate elements and shearwalls to the foundation.
Detail how the interior shearwalls are connected to the roof diaphragm.
Provide 4x8 header at the French door, or provide engineering to justify.
Provide minimum 6’ shearwall on the North side of the addition, per CRC table 602.10.1.2.
Provide interior shearwall at the location that the stucco was removed.
Provide spacing for 2 x blocking on detail 7/SD1.
Provide strap from new addition to existing sfd.
Provide hold down for 4’-5” shearwall and less.
