Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039). - Fire Department approval on the corrected/final set of drawings (714-573-6108). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work.Provide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City’s Public Works Agency (714) 647-5039.Show all property lines of record on the Site Plan. Buildings shall not be constructed over any property line. If applicable Indicate and dimension all "assumed" property lines between buildings. Exterior walls of dwelling/guest house closer than 5 feet to property lines shall be of one-hour fire-resistive construction with openings complying with T704.8, and shall have 30-inch parapets when the building floor area exceeds 1,000 square feet on any floor. (T600 and 704) Show sizes/locations of the roof/deck drains and overflows. (1503 and PC). Specify minimum 1/4 inch per foot roof slope for drainage or design to support accumulated water. (1503, 1611, and PC)Specify approved weatherproof walking surface material at decks and balconies. (2304.11). Indicate slope of deck area and indicate approved sealant deck material. Indicate ICC approved number. Multi-family dwellings and townhouses shall have an automatic fire sprinkler system installed for new addition if existing building is equipped with sprinkler system in accordance with CRC Section R313.3 or NFPA 13D. Contact the Santa Ana Fire Department for fire sprinkler permit requirements (714) 647-5839. (CRC R313)Provide detail of roof construction assembly. (CRC 902.1). Specify ICC approval number and weight per square foot for tile and special roof coverings. (CRC R905.3.4 and R905.3.5) Correct occupancy to R-2 and Type of construction to Type v-A (1hour construction is required, revise details to show compliance). 1 hour floor and roof assembly is required. Please reference each fire assembly to Table 7 of CBC and item number and provide a copy of each assembly on the drawings.Clarify on the drawings if existing building is equipped with sprinkler system. Provide a note on the drawings.Provide roof plan indicate slope and roofing material for new deck area. Provide framing plan of new AND existing roof to show how the two roof framing are tied together. In lieu of soils investigation report per Sections 1803.6 of the 2010 California Building Code, revise structural calculations for minimum foundation/footing design requirements for small projects per City of Santa Ana internal policy as follows: - Allowable foundation pressure not to exceed 1000 PSF. - Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom. - Show location of vertical re-bars for new retaining wall/footing.Provide a 42 inch high guardrail at balconies, landings and decks located more than 30” vertically to the floor or grade below. (CRC R312.1 & R312.2) Provide detail of the guard showing that a 4” diameter spheres hall not pass through any opening in the guard. (CRC R312.3) Typically 4” O.C. spacing of guards are required. Please clarify on the drawings if railing to be replaced with exterior walls in one or more side of deck area on each floor.Carbon monoxide alarms combined with smoke alarms shall comply with both sections R314 and section R315, all applicable standards, and requirements for listing and approval by the Office of the State Fire Marshal, for smoke alarms. All new construction, interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000, or when one or more sleeping rooms are added or created, the entire dwelling shall be provided with smoke detectors located as required for a new dwelling. (CRC R314.3)
