Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings (OCFA, 714-573-6108) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceARCHITECTURALOn cover sheet of drawings identify differed items. Deferred submittals are defined as those portions of the design that are not submitted at the time of the application and that are to be submitted to the building department at late date. CBC Section106.3.4.2) Solar panels are deferred submittal.Provide the following on the drawings: - Disabled access compliance must be shown on the site plan. - Show all property lines of record on the site plan/civil plan. Show compliance with CBC Section 704 and CBC Tables 601, 602, and 704.8 for floor area justification of canopy and other cover structures. Provide a copy of City Standards plan # 1122 for review with CBC compliance. Submit a letter addressed to the Building Safety Division describing indicate that this is a um-main facility and to describe the use of new station. Also describe the use of parking and accessible parking if the farcicality is to be used as unmanned operation. Additional plan check comment may apply.This building is subject to the State of California Energy Conservation Regulations: (Lighting and cool roof) - The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR,) Title 24, Par 6, 2008 California Energy Code. The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. - Provide cool roofing as required by 2008 Energy Standards. - The energy plan check consultant must complete the attached “Energy Conservation Plan Check Consultant Qualification Statement.” STURCTURAL Submit two (2) copies of a geotechnical report for the subject project in accordance with CBC Section 1802. The geotechnical engineer shall include in said report applicable items noted under CBC Section 1803.6.CBC Section 1803.6 Reports. The soil classification and design load-bearing capacity shall be shown on the construction document. Where required by the building official, a written report of the investigation shall be submitted that includes, but need not be limited to, the following information: - A plot showing the location of test borings and/or excavations. - A complete record of the soil samples. - A record of the soil profile. - Elevation of the water table, if encountered. - Recommendations for foundation type and design criteria, including but not limited to: bearing capacity of natural or compacted soil; provisions to mitigate the effects of expansive soils; mitigation of the effects of liquefaction, differential settlement and varying soil strength; and the effects of adjacent loads. - Expected total and differential settlement. - Pile and pier foundation information in accordance with Section 1810. - Special design and construction provisions for footings or foundations founded on expansive soils, as necessary. - Compacted fill material properties and testing in accordance with Section 1804.5. CBC Section 1803. Geotechnical report recommendations are considered to be minimum standards. Structural calculations and drawings must meet or exceed said minimum standards. Please forward a copy of geotechnical report to soils engineer to revise structural calculations when applicable.Geotechnical engineer may have to review and approve the foundation plans. (1803)Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:(Following items are missing) a. Incorporate results of structural calculations for (Light standers, compressor, dispenser, dryer, storage vessels,switch-gear) into drawings prior to re-submittal. Structural drawings to be signed and stamped by engineer. c. Provide cross reference from details 2 and 4 on sheet S-2 to floor plan/site plan. Refer to attached trash enclosure detail and provide a copy on the drawings.Please correct drawings to specify minimum comprehensive concrete strength of F’c= 3000 PSI. GREEN BUILDING CODE (CAGreen) The construction documents shall provide sufficient clarify to indicate the location, nature, and scope of the proposed green building features. CGBC 102.2Plans shall indicate method of verification of compliance with all CALGreen requirements. Third party or other methods shall demonstrate satisfactory conformance with mandatory measures. Include City'sMandatory Measures Checklist copies onto plans.Storm Water Drainage and Retention. Submit storm water drainage plans for projects < 1 ac. Plans shall indicate how to manage storm water drainage during construction utilizing one or more of the following measures: 1. Use of retention basins of sufficient size to retain storm water on-site; 2. By filtering storm water with a barrier system, wattle, or other approved method when storm water is conveyed to a public drainage system, collection point, gutter, or similar disposal method; 3. By complying with a lawfully enacted storm water management Ordinance. CGBC 4.106.2 Provide documentation to indicate the project meets the requirements of State mandatory energy efficiency standards. CGBC 4201.1 (T-24. Plan check comment #15) Sec. 4.304 Irrigation controllers shall meet the requirements of CGBC 4.304.1.- Indicate on the plans the type of controllers and the location. - Note: Field verify controller installation when the controllers are installed by the contractor at time of building final.(When applicable) Reduce construction waste by recycling or salvaging for re-use a minimum of 50 percent of the nonhazardous construction and demolition debris, or meet the local construction and demolition waste management ordinance, whichever is more stringent.
