If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Provide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City's Public Works Agency (647-5039)Carbon monoxide alarms combined with smoke alarms shall comply with both sections 420.4.1. All applicable standards and requirements for listing and approval by the Office of the State Fire Marshal, for smoke alarms.Smoke alarms shall be installed in the following locations:
- In each sleeping room.
- Outside each separate sleeping area in the immediate vicinity of the bedrooms.
- When more than one smoke alarm is required to be installed within an individual dwelling
unit the alarm devices shall be interconnected in such a manner that the actuation of one
alarm will activate all of the alarms in the individual unit.For each enclosed attic space with a maximum vertical height greater than 30 inches, provide a minimum of 22 x 30 inches attic access. Provide complete detail of roof construction assembly.The minimum roofing classification for type VB construction is type “B” per table 1505.1 CBC. Please revise the note on the cover sheet as marked on the plan.Provide cross ventilation for attic space as specified in CRC Section R806. Callout attic vents locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2)The total net free ventilating area shall not be less than 1/150or 1/300 when a Class I or II vapor barrier is installed on the warm-in-winter side of the ceiling. (CRC R806.2) Provide and show on the plan with construction details the draftstoppingin the new created attic to comply with section 717.4 CBC.The Engineer to verify and clearly show all the bearing walls below, on the roof plan. Also, provide calc. to ensure that existing beam and headers are not over stressed due to shifting the loading patterns and adding additional loads to the structure. Seems like some of the 2X hips or valleys may be over span due to location of bearing walls below. Please ensure this over spanning would not occur.For plywood roof diaphragm specify thickness, grade, edges, panel span rating, nailing schedule and panel layout pattern. (CBC 2305, T2305.2.3, 2306.3, T2306.3.1, and T2306.3.2)
Detail how the interior shear walls are connected to the new roof diaphragm. Or, how the proposed slopped roof will be transferring its lateral loads to the existing shear walls.
The Engineer to make a statement that proposed higher roof will not increase the lateral load of the building by more than 5% per chapter 34 of CBC.
Any equipment on the existing flat roof that needs to be relocated?
Provide construction details of the proposed trellis area.
