Please provide a soils/geotechnical report that include: All soil parameters such as but not limited to: type of soil, soil strength, position and adequacy of load-bearing soils, effect of moisture variation on bearing capacity, compressibility, liquefaction, expansiveness, soil friction coefficient, seismic parameters, depth of water table, etc. per sections 1803, 1803.2, 1803.3-1803.5, 1803.6 Proposed foundation remediation Geotechnical observation schedule and approval process The proposed remediation relies primarily on a dowel and bracket system in conjunction with soil friction and an assumed allowable soil bearing pressure in absence of a geotechnical report. Without parameters for soil/foundation pad preparation, coefficient of friction, allowable bearing and passive pressure, etc. the proposed fix lack adequate data to sustain design. As such if uneven settlement were to occur in the near future, the cold joint will have a high potential for separation exposing the dowels to oxidation. Please clarify how torsion in the steel tubing of the proposed bracket system is addressed. There is insufficient concrete cover for the steel tubing. Please clarify section shown on sheet 2, it is unclear where it is obtained. Please provide proper reference dimensioning. Detail 5 is unclear regarding frequency of dowelling, is it per foot on center? It is unclear in the construction documents where the new 3/8” sheathing specified on sheet 12 of the analysis is being used. Please reference accordingly.Please clarify why detail 6 is not under the Engineer of Records purview – the entire retrofit system is required to be under the purview of an engineer of record.All new construction, interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000, or when one or more sleeping rooms are added or created, the entire dwelling shall be provided with smoke detectors located as required for a new dwelling.
