All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.Please return marked up set of drawings with corrections and 3 new sets of drawings.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceNote on the architectural and structural drawingsthat project is located on 1st floor.All interior floor finishes shall show compliance with CBC Section 804. Correct Type of construction to Type II-B, SPK and revise details to show compliance with Type II Non-combustible. Show Fire Retardant wood when used in Type II-B construction. Please refer to red marks on the drawings for additional commentsProvide specifications for doors hardware (i.e., lever type, push-pull panic, etc) to comply with disabled access requirements. CBC Section 1133B.2.5.2.Note on the floor plan the use and occupant load of each room and/or area based on CBC Section 1004 and Table 1004.1.1. Reference sheet A2, A3 and A5 please note on the drawings where key notes are provide. Provide on each sheet if missing. Additional comments may apply. Clarify if page A4 is missing from drawings intentionally.
Show occupant load calculation based on Table A on the drawings. Show compliance with Table 4-1 of CPC for total number of toilet rooms. Provide two toilet rooms or more if calculation does not meet the Exception of Section 412.3 of CPC for one toilet room.
Separate, disabled accessible, sanitary facilities shall be provided for each gender when required by Table 4-1 for each occupancy type. Show occupant load calculations based on Table A of CPC and provide required number of toilet rooms for each gender based on Table 4-1 of CPC.
CBC Section 1122B.1. Where counter are provide, one of each type is required to be accessible. The counter shall be located at a section of counter that is at least 36” long and no more than 28 to 34” high. Please refer to red marks on the drawings.
- Provide a minimum 30” x 48” wheelchair clear floor space.
- Provide knee space at tables at least 27” high, 30” wide and 19” deep.
- Provide height of tables between 28” – 34” from the floor ground.
- Provide access to accessible seating space(s) by aisles with a minimum of 36” in width.
Provide complete structural calculations and drawings for suspended ceiling systems showing compliance with CBC Sections 711.3.1, 803.9, 1613, and 1705 (special inspections) and ASTM C635 and ASTM C636. In lieu of providing structural calculations, Note ICC Research Report Number on the drawings for the suspended ceiling system. (ICC Report Number 1308)
It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA compliance and it is the responsibility of designer. If applicable please remove notes referring to ADA compliance from drawings. This project is reviewed for compliance with State Accessibility Standards.Show/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use.

- Provide mechanical ventilation for each area/room in accordance with the 2010 California Mechanical Code.Note on drawings:
- CBC Section 1205.3, Artificial light. Artificial light shall be provided that is adequate to provide an average
illumination of 10’candles (107 lux) over the area of the room at a height of 30”above the floor level.Tenant improvements in the Main Place Mall shall show compliance with the following special provisions and CBC Section 402:
- CBC Section 106.3. Tenant improvements at 2800 North Main, Main Place Mall, shall show compliance with
“Code Analysis and Fire Protection and Life Safety Concept” prepared by Code Consultants Incorporated,
dated “Revised February 18, 1986, and February 22, 1990 (1991 Mall Expansion).”
- Note on drawings: Duct and smoke removal system modification is not allowed and shall be in compliance
with the “Code Analysis and Fire Protection and Life Safety Concept.”CBC Section 402.12, Security grilles and doors. Horizontal sliding or vertical security grilles or doors, which are part of a required means of egress, shall conform to the following:
- They must remain secured in the full open position during the period of occupancy by the general public.
- Doors or grilles shall not be brought to the closed position when there are more than 10 persons occupying
spaces served by a single exit or 50 persons occupying spaces served by more than one exit.
- The doors or grilles shall be openable from within without the use of any special knowledge or effort when the
space is occupied.
- When two or more exits are required, not more than one half of the exits may be equipped with horizontal
sliding or vertical rolling grilles or doors.
- Note on Drawings: Post a legible sign at security grill/door closing controls stating “Security grill/door shall
remain secured in the full open position during the period of occupancy by the general public.”Note On Drawings: (Santa Ana Police Department Requirement)SANTA ANA POLICE DEPARTMENT REQUIREMENTS FOR MAINPLACE OVERHEAD/ROLLING GRILLESECURITYORDINANCE REQUIREMENTSTUBES ARE TO BE “DOUBLE TUBED” (NO MORE THAN ½” APART) AND CONSTRUCTED OF ½” STEEL OR BE STEEL REINFORCED TUBES WITHIN 40” OF ALL LOCKING HARDWARE. PERFORATED SLATS CAN BE USED INSTEAD OF THE AFOREMENTIONED AS LONG AS THEY ARE CONSTRUCTED OF MINIMUM 20 GA STEEL.LOCKING MECHANISM TO BE STEEL SLIDEBOLTS BOTH SIDES OF DOOR. SLIDEBOLTS TO EMBED AMINIMUM OF ½” INTO THE RECEIVING GUIDE.CURTAIN GRILLES ARE NOT TO BE UTILIZED.FIRE DEPARTMENT REQUIRED EMERGENCY RELEASE MUST BE LOCATED NO MORE THAN 40” FROM THE EXTERIOR SIDE OF THE GRILLE.THE LOCKING MECHANISM’S INTERIOR THUMBTURN MUST BE SHIELDED BY AN INTERIOR HOOD TO PREVENT ITS MANIPULATION FROM THE EXTERIOR SIDE OF THE GRILLE.Plans shall indicate how required structural and fire resistive integrity will be maintained where a penetration will be made for electrical, mechanical, plumbing and communication conduits, pipes and similar systems. CBC Section 106.1.1 and CBC Chapter 7. Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 1115B and the California Plumbing Code.CBC Section 1115B.4.3 Item 4. Note on the drawings hot water and drain pipes under lavatory shall be insulated.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
For the purpose of Section 1011.3, the term “tactile exit signs” shall mean those required signs that comply with Section 1117B.5.1, Item 1.Provide complete structural calculations and drawings for suspended ceiling systems showing compliance with CBC Sections 711.3.1, 803.9, 1613, and 1705 (special inspections) and ASTM C635 and ASTM C636.Note ICC Research Report Number on the drawings for the suspended ceiling system in lieu of providing structural calculations for justification. Provide complete detailing, including number, type, location of fasteners and how attachment is made to the building structure. Also show compliance with CBC Section 803.Reference sheet A7, clarify if detail # 1 is for new hard lid ceiling or support of new suspended ceiling. All attachments for hard lid ceiling is required to be attached to top cord of existing trusses and structural calculation is required for design and justification.
Provide roof framing plan to show size, span and spacing of existing roof members. Show location and weight of each pieceof equipment on the roof plan. Provide attachment detail for roof equipment and platform.
Submit calculations for design of existing roof members for additional equipment load. Structural calculations to consider weight of existing and new equipment on the roof plan and equipment are to be considered as additional dead load to existing roof.
Provide weather protection for altered roof area when existing roofing is penetrated for roof screen or equipment.
Incorporate results of structural calculations for design of roof screen and equipment on structural drawings. Drawings and calculations do not match.
