Resubmit 3corrected sets of plans. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. Please remove electrical, Mechanical and Plumbing drawings. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. Architectural and structural fees to be included in the valuation of this project. The valuation of improvements for the subject building permit application has been estimated to be at $35000.00. This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation specified for the AE zone, on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on the drawings that the valuation of proposed work is lower than 40% of the valuation of existing house without land value. Indicate valuation of existing house without land value. Provide complete site plan showing location of property lines and distance to each side of proposed patio cover. Provide dimensions for structural framing plan to match member span on the calculations. Provide dimensioned framing plan. Provide a statement on the title sheet of the plans that this project shall comply with 2013 codes as marked on the drawings. Clarify if building is equipped with SPK system as marked on the cover sheet. Correct occupancy to R-3 for single family home. Revise structural calculations to show compliance with 2013 CBC. Specify material specification based on structural calculations for all members and revise general notes.(Also specify faming members with 50 KSI). In lieu of soils investigation report per Sections 1803.6 of the 2013 California Building Code, revise structural calculations for minimum foundation/footing design requirements per Santa Ana internal policy as follows: - Allowable foundation pressure not to exceed 1000 PSF. - Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom. - The minimum depth of footings below undisturbed ground surface to be 12 inches. - Minimum width and thickness of the footing shall comply with Table 1809.7 of the 2013 CBC.All new construction, interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000, or when one or more sleeping rooms are added or created, the entire dwelling shall be provided with smoke detectors located as required for a new dwelling. (CRC R314.3). All new construction, Interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000,, an approved carbon monoxide alarm shall be installed in dwelling units and in sleeping units within which fuel-burning appliances are installed and in dwelling units that have attached garages shall be provided with carbon monoxide alarms (CRC R315).
