All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Please return marked up set of drawings with corrections and 3 new sets of drawings.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceNote on the drawings that additional TI permit is required for future improvement and code compliance.Please refer to red marks on sheet A1.0 for existing parking layout that must be revised to show compliance with the followings;Provide parking data on the site plan showing the total number of parking spaces on site and provided the number of disabled accessible spaces and the number of van accessible spaces.Parking spaces must be located so that the disabled are not compelled to walk or wheel behind parked cars other than their own.Surface slopes of accessible parking spaces shall be the minimum possible and shall not exceed 1 unit vertical to 50 units horizontal (2% slope) in any direction.One in every eight accessible spaces, but not less than one, shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible as required by Section 1129B.4. The words NO PARKING shall be painted on the ground within each eight’ loading and unloading access aisle. This notice shall be painted in white letters no less than 12” high and located so that it is visible to traffic enforcement officials.
- Where single spaces are provided, they shall be a 9’ wide parking area with
an outlined 5’ wide (8’ wide for van accessible space) loading and unloading aisle ON THE PASSENGER SIDEOF THE VEHICLE. Revise the drawings to show disabled accessible parking space loading/unloading aisle on the PASSENGER SIDE (Not applicable to single stall (Not van accessible) based on 2013 CBC.In each parking area, a fixed post shall be provided and located to prevent encroachment of cars over the required width of walkways (account for front of car overhang).Refer to the attached parking handout for additional plan check comments. Revise the drawings to show compliance.Plans shall indicate how required structural and fire resistive integrity will be maintained where a penetration will be made for electrical, mechanical, plumbing and communication conduits, pipes and similar systems. CBC Section 106.1.1 and CBC Chapter 7. Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana.Please note on the drawing that all interior floor finishes shall show compliance with CBC Section 804. Clarify and show correct construction detail to build the 2 hour rated shat in two locations (2’-0” x 4’-0”).Proposed shaft does not comply for 2 hour fire rating. Type II building requires non-combustible exterior wall. Please refer to Section 708 of CBC for additional shaft requirements and reference each fire-resistive assembly to a CBC Chapter 7, Table and Item number and provide a copy of description onTable on to the drawings.Tenant improvements in the Main Place Mall shall show compliance with the following special provisions and CBC Section 402:
- CBC Sections 402.7.2 and 708. Each tenant space shall be separated from other tenant spaces by a wall
having a fire-resistive rating of not less than one hour. The separation wall shall extend from the floor to the
underside of the ceiling above.CBC Section 106.3. Tenant improvements at 2800 North Main, Main Place Mall, shall show compliance with
“Code Analysis and Fire Protection and Life Safety Concept” prepared by Code Consultants Incorporated,
dated “Revised February 18, 1986, and February 22, 1990 (1991 Mall Expansion).”
- Note on drawings:Duct and smoke removal system modification is not allowed and shall be in compliance with the “Code Analysis and Fire Protection and Life Safety Concept.” Mechanical permit is required when modification is proposed.Clarify on the drawings if new shat is for future restaurant. Mechanical permit may be required.
Show occupant load calculation based on Table A on the drawings. Show compliance with Table 4-1 of CPC for total number of toilet rooms. Provide two toilet rooms or more if calculation does not meet the Exception of Section 412.3 of CPC for one toilet room.
When the distance of travel to the mall exceeds 75’ within the public area of a tenant space or when the occupant load served by the exit to the mall exceeds 49, not less than two means of egress shall be provided. The occupant load of a public sale area shall be computed at 30 square feet per occupant. Show required number of exit doors for each suit.Show/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use.

- CBC Section 1205.3, Artificial light. Artificial light shall be provided that is adequate to provide an average
illumination of 10’candles (107 lux) over the area of the room at a height of 30”above the floor level.
