CITY OF SANTA ANA AMENDMENTSPlease indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.(When meeting is needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5831 for an appointment.Please return marked up set of drawings with corrections. Resubmit 4corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039) (See soils report)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work.
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance
The showroom requires two exit doors and both new exit doors are to be accessible and each exit door to be connected to public way by an accessible path of travel. Door number 101A with dedicated stairway as entrance/exit requires a dedicated accessible ramp. The proposed path of travel from door # 101A in question toward door # 101B in excess of 100’-0" is not acceptable when stairway for door #101A is located in front of this door. A ramp along new show room toward Dan Gurney drive is required.
Section, 1133B.1.1.1.1, of CBC.“ All entrances and ground-floor exit doors to buildings and facilities shall be made accessible to persons with disabilities.” Please refer to definition of exit in Section 1002 of CBC.
The valuation of this project is calculated to be at $1,700,000.00 and Division I of Chapter 11-B of CBC for new buildings applies to this project. ALL new work must comply with Division I. Please note that Division IV of Chapter 11-B of CBC does not apply to this project since the valuation threshold in Division IV is limited to$140,000.00.
Reference sheet A1.2 is missing detail #16 for new stairway and handrail. Handrail extension not to encroach into required driveway. Please complete detail.Per your e-mail request the telephone number for Mr. Jason Kwak, Senior Plan Check Engineer is 714-674-5866. Please note an individual with Certified Access Specialist program (CASp) certification may submit a letter addressed to the Building Safety Division describing in detail the code reason/s that proposed plan as resubmitted is in compliance with Title 24 State Accessibility Standards. The wet signed letter including a site pan showing location of door, ramp and stairway in question to be included for Building Official review and possible acceptance. Provide detail and cross reference for existing ramp on sheet A1.3.Reference sheet A10.1 Show missing bottom railing for new ramp in detail #13. Reference AO.1 sheet, “Applicable codes and notes”, please correct disclaimer note to add architect as responsible party for ADA compliance. Reference sheet AO.1, “Title 24 compliance “Please correct disclaimer note to add architect as responsible party for ADA compliance.
Again please add the following notes on sheet AO.1; it is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA law and this project is reviewed for compliance with State Accessibility Standards. ADA compliance is the responsibility of designer. Please complete disabled accessibility form for full site and building accessibility compliance.This building is subject to the State of California Energy Conservation Regulations: Please contact your energy consultant. - The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance
documentation with completed signature blocks filed on the plans.
- Please correct floor area in T-24 energy calculations to 4201 SF. SUBMIT REVISED T-24calaculations and drawings.Show location of new roof equipment as shown on sheet A4.1, on structural drawings sheet S-2.1.
