Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings (667- 3600) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide typical section view detail of all new partitions and ceilings showing: - Note gauge and ICC Research Report number and installation/construction requirements for metal framing members. Provide span Table for steel studs on the drawings. Provide on the drawings a complete door schedule, showing: - Hardware complying with exiting and disabled accessibility requirements (CBC Sections 1008.1.8 andShow/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use. Note on drawings: - Provide mechanical ventilation for each area/room in accordance with the 2013California Mechanical Code. Note on drawings: Show/note LIGHTING requirements on the plans in accordance with CBC and California Electrical Code requirements for each type of use.Revise details to show fire retardant wood use for permanent construction show on the details for Type II-B building.Label composite floor plan as 1st level to clarify location of proposed project.Exit illumination and exit sign requirements in accordance with CBC Section 1011 shall be shown on the drawings. Provide complete structural calculations and drawings for suspended ceiling systems showing compliance with CBC Sections 711.3.1, 803.9, 1613, and 1705 (special inspections) and ASTM C635 and ASTM C636. In lieu of providing structural calculations, note ICC Research Report Number on the drawings for the suspended ceiling system. (ICC Report Number 1308)Tenant improvements in the Main Place Mall shall show compliance with the following special provisions and CBC Section 402: - CBC Section 106.3. Tenant improvements at 2800 North Main, Main Place Mall, shall show compliance with “Code Analysis and Fire Protection and Life Safety Concept” prepared by Code Consultants Incorporated, dated “Revised February 18, 1986, and February 22, 1990 (1991 Mall Expansion).” - Note on drawings: Duct and smoke removal system modification is not allowed and shall be in compliance with the “Code Analysis and Fire Protection and Life Safety Concept.” - Main Place Mall, other than anchor stores, is of Type IIB fire-sprinklered construction. In accordance with CBC Section 603.1, walls and permanent partitions shall be of noncombustible construction, except that permanent non-bearing partitions may use fire-retardant treated wood (CBC 202) within the assembly. - CBC Sections 402.7.2 and 708. Each tenant space shall be separated from other tenant spaces by a wall having a fire-resistive rating of not less than one hour. The separation wall shall extend from the floor to the underside of the ceiling above.CBC Section 402.12, Security grilles and doors. Horizontal sliding or vertical security grilles or doors, which are part of a required means of egress, shall conform to the following: - They must remain secured in the full open position during the period of occupancy by the general public. - Doors or grilles shall not be brought to the closed position when there are more than 10 persons occupying spaces served by a single exit or 50 persons occupying spaces served by more than one exit. - The doors or grilles shall be openable from within without the use of any special knowledge or effort when the space is occupied. - When two or more exits are required, not more than one half of the exits may be equipped with horizontal sliding or vertical rolling grilles or doors. - Note on Drawings: Post a legible sign at security grill/door closing controls stating “Security grill/door shall remain secured in the full open position during the period of occupancy by the general public.”Drawings submitted to the Building Division for review shall provide the following information/drawings to insure compliance with CBC Division 2; - An accessible route to the altered area- Accessible drinking fountains, and - Parking, signage and alarms(Provide site plan to show compliance for accessible parking stalls and refer to additional comments below)Sanitation facility toilet room floors shall have a smooth, hard, non-absorbent surface such as Portland cement, concrete, ceramic tile or other approved material which extends upward onto the walls at least 6”. Walls within 2’ of the front and sides of urinals and water closets shall be similarly finished to a height of 4’.Note on the drawings hot water and drain pipes under lavatory shall be insulated.Check Stands CBC Table 11B-2. Check stands must be accessible to both employees and customers. Please refer to plan check comment below: ( Please see comment 23 below) NUMBER OF REGULARNUMBER TO BE CHECKSTANDS ACCESSIBLE 1 to 41All dining, banquet, and bar facilities shall be made accessible to persons with disabilities. At least 5%, but not less than one of the seating spaces in each functional area to be accessible as follows: - Provide 60” length counter.-Provide a minimum 30” x 48” wheelchair clear floor space. - Provide knee space at tables at least 27” high, 30” wide and 19” deep. - Provide height of tables between 28” – 34” from the floor ground. - Provide access to accessible seating space(s) by aisles with a minimum of 36” in width.- Show location of accessible seating with signage on the drawings. Provide parking data on the site plan showing the total number of parking spaces provided the number of disabled accessible spaces and the number of van accessible spaces, showing compliance with CBC Section 1129B and CBC Table 11B-6.CBC Section 1129B.3, Item 3. Parking spaces must be located so that the disabled are not compelled to walk or wheel behind parked cars other than their own. Revise existing parking layout to show disabled parking stall is located where not walking behind any parking stalls.The width of the level area on the side to which the door swings shall extend 24” past the strike edge of the door for exterior doors and 18” past the edge for interior doors. Show 18” clearance for door number to new toilet room. See drawings for location.Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Compensating devices or automatic door operators may be utilized to meet the above standards. When fire doors are required, the maximum effort to operate the door may be increased to the minimum allowable by the appropriate administrative authority, not to exceed 15pounds.Provide parking data on the site plan showing the total number of parking spaces provided, the number of disabled accessible spaces and the number of van accessible spaces. CBC Section 1129B.3, Item 2. One in every eight accessible spaces, but not less than one, shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible. The words NO PARKING shall be painted on the ground within each eight’ loading and unloading access aisle. This notice shall be painted in white letters no less than 12” high and located so that it is visible to traffic enforcement officials. Every portion of every building in which are installed seats, tables, merchandise, equipment, or similar materials shall be provided with aisles leading to an exit. Every aisle shall not be less than 36” wide if serving only one side, and not less than 44” wide if serving both sides. Provide dimensions to insure compliance on the drawings.Provide dimensions for areas marked on the drawings.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide. Detectable Warning Product Approval. Only approved Division of the State Architect, Access Compliance (DSA/AC) approved detectable warning products.Show location of accessible high and low drinking fountain in compliance with Section 415.0 and Table 422.1 of CPC.
