CITY OF SANTA ANA AMENDMENTS
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.Resubmit 3 corrected sets of plans.(When needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings (714-573-6126) OCFA- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceTwo hours additional accelerated plan check time will be charged to this project.
ARCHITECTURAL COMMENTSSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application including architectural and structural fees. The valuation of this project is estimated to be at $150,000.00.Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. When there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications.Submit a letter addressed to the Building Safety Division describing in detail the manufacturing process from raw material delivery, storage, handling, packaging, and shipping of finish product. Include an equipment list describing use in the process. Occupancy classification to be established for proposed room.Occupancies using hazardous materials are subject to special requirements. It is the applicant’s/owner’s responsibility, PRIOR TO SUBMITTAL, to make this known to the Building, Planning, or Fire Departments (OCFA).Indicate BTU rating of each equipment. Provide dimensioned floor plan of new all new furnaces and indicate distance between them. CBC Section 1015.3, Boiler, Incinerator and furnace rooms. Two exit access doorways are required in boiler, incinerator and furnace rooms where the area is over 500 square feet and any fuel-fired equipment exceeds 400,000 British thermal units (Btu) input capacity. Where two exit access doorways are required, one is permitted to be a fixed ladder or an alternating tread device. Exit access doorways shall be separated by a horizontal distance equal to one-half the length of the maximum overall diagonal dimension of the room. Refer to Sections 1015.4 through 1015.6 for additional comments.Vertical and horizontal occupancy separation may be required based on 1008.4 of 2013 CBC.Show fire rated wall/s, once the occupancy classification is established for furnace room and each area of building adjacent to new furnace room.Show exiting plan in compliance with followings: Show compliant maximum 75’.0” Path of travel distance from each area remote area toward exit doors until the exit path can be achieved by going in two different routes of travel toward exit door. - An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarms
(FYI) It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA compliance and it is the responsibility of designer. If applicable please remove notes referring to ADA compliance from drawings. This project is reviewed for compliance with State Accessibility Standards.
STRCTUTURAL COMMENTS
Provide dimensions for new foundation on sheet S3. Provide dimensions for each piece of equipment as shown on sheet S3.
Provide detail/s between existing and new slab to insure positive connection and level landing between slabs.
