The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow
shall be required pursuant to a resolution of the City Council for the Recreation andCommunity
Services Agency; net addition of 1+3 bedroom(s).($2,723.74 +$ 4,869.15)=$7,592.89

Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper.
Per Section R302.3 of CRC 2013, provide I-Hour fire separation between the proposed 2 units for this project.
Reference each fire-resistive assembly to a CBC Chapter 7 Table and Item number. Provide a copy of description of fire-resistive assembly on the plans.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.The energy calculation submitted for this plan is based on 2008 Standards. Since this project was submitted in for plan check on August 22, 2014 and the new 2013 Energy Standards has been effective on 07/01/2014 please update the Energy Report to 2013 Standards.
-Signed Energy Efficiency Documents must be printed on the plans.
-Also, submit 2 copies of signed Energy Efficiency calculations.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
Show Radiant Barrier, Cool Roofing, Duct Ceiling as required by the 2013California Energy Residential Manual.
Provide a complete full-height section and details of stairway showing:
- Maximum rise of 7¾ inches and minimum run (tread) of 10 inches.
-Minimum width of 36 inches.
-Minimum headroom of 6 feet 8 inches.
-Framing (stringer, landing, etc.) size, bracing, connections, footings.
-Stairways positively anchored to the primary structure without using toe nails or nails subject to
withdrawal.
Handrails shall satisfy the following:
-Provide continuous handrail for stairways with 4 or more risers.
-Handrail shall be 34 to 38 inches above the nosing of treads.
-The handgrip portion of handrail shall be not less than 1¼ inches or more than 2 inches in cross
sectional dimension. Provide continuous Second Floor plywood diaphragm to exterior shear walls of First Floor, when Second Floor exterior shear walls are recessed.
Show location of underfloor access crawl hole (18 x 24 inches).
Show location of Forced Air Unit (FAU)/Return Air Grill/Water Heater on floor plan.
Per Section 302.1 of CRC provide 1-HR on the underside of the roof over hang on the Eastside of this project.
Provide stairway illumination per Section R 303.7 CRC.
The designer to double check the areas of each floor. Seems like the first floor area is: 1502 SF and second floor is: 555 SF. See the marks on sheets A-2 and A-3 of drawings.
