Show location of minimum 20x30-inch attic access with 30-inch minimum headroom in accordance with CBC requirements.
The residence shall conform to the State Energy Conservation Standards. Submit:.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
-Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy
Efficiency Compliance Documentation”.
Show Radiant Barrier, Cool Roofing, as required by the 2013California Energy Residential.
Provide a complete full-height section and details of stairway showing:
- Maximum rise of 7¾ inches and minimum run (tread) of 10 inches.
-Minimum width of 36 inches.
-Minimum headroom of 6 feet 8 inches.
-Framing (stringer, landing, etc.) size, bracing, connections, footings.
-Stairways positively anchored to the primary structure without using toe nails or nails subject to
withdrawal.
-Enclosed usable space under a stairway requires one-hour fire-resistive construction on enclosed
side. For plywood floor diaphragm specify thickness, grade, T&G edges, panel span rating, nailing schedule and panel layout pattern. Floor beams number: 2, 3, &7 shall be updated to include the weight of roof and wall above the beams. See red marks on the calc for this item.The 4X12 window header that supports floor beam 3 shall be checked for additional loads due to above item.Per calc there is a 16’ long shear wall between the proposed garage and the house. Please update the structural plans for this shear wall.See red marks for details 33 & 34 on sheet S-5. Please resubmit the marked up set of plans with revised plans for recheck.
