The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer. All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.]
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Delete notes and details that do not apply to this project.
Indicate detail and section references as to their appropriate location on plan views
Specify approved weatherproof walking surface material at decks and balconies.
Wall covering shall be cement plaster, tile or approved equal to 72 inches above drain at showers or tub with showersperSection R307.2 CRC. Glass enclosure doors and panels must be labeled Category II.
In every sleeping room of dwelling units, at least one openable emergency escape and rescue window or door shall open directly into a public street, pubic alley, yard or exit court, meeting all of the following ( CRC Section R310):
-An openable area of not less than 5.7 square feet (5.0 square feet for ground-floor openings);
-A minimum 24 inch clear openable height;
-A minimum clear openable width of 20 inches;
-A sill height not over 44 inches above the floor.
show compliance with clear net openable height for windows at bedrooms #1, #2 and # 3.
Glass and glazing shall be in accordance with CRC Section 308. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.
Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
-Signed Energy Efficiency Documents must be printed on the plans.
-Also, submit 2 copies of signed Energy Efficiency calculations.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2008 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
Show Radiant Barrier, Cool Roofing, Duct Ceiling as required by the 2013California Energy Residential requirements.
Provide a complete full-height section and details of stairway showing:
- Maximum rise of 7¾ inches and minimum run (tread) of 10 inches.
-Minimum width of 36 inches.
-Minimum headroom of 6 feet 8 inches.
-Framing (stringer, landing, etc.) size, bracing, connections, footings.
-Stairways positively anchored to the primary structure without using toe nails or nails subject to
withdrawal.
Handrail assemblies and guards shall be designed to resist a load of 50 plf applied in any direction at the top and to transfer this load through the supports to the structure.
-For one-and two-family dwellings, only the single concentrated load required by Section
1607.8.1 shall be applied.
- 1607.8.1 Concentrated load. Handrail assemblies and guards shall be able to resist a single
concentrated load of 200 pounds applied in any direction at any point along the top, and have
attachment devices and supporting structure to transfer this load to appropriate structural elements
of the building. This load need not be assumed to act concurrently with the loads specified in the
preceding paragraph.
Show underfloor ventilation opening size and locations equal to 1 sq. ft. for each 150 sq. ft. of underfloor area. Openings shall be as close to corners as practical and shall provide cross ventilation along the length of at least two opposite sides. Openings shall have ¼ inch corrosion resistant metal mesh covering.
Show minimum 18-inch underfloor clearance from grade to bottom of floor joists and minimum 12-inch clearance to bottom of girders.
Provide a weep screed for stucco at the foundation plate line a minimum of 4 inches above the earth or 2 inches above paved areas.
Show location of underfloor access crawl hole (18 x 24 inches).
Please double check the floor areas of proposed addition. See red marks on the sheet 1 of drawing.
Framing plans on sheets 4 makes reference to sheet SD1 and SD2. These sheets are not included as part of the submitted sets of plans. Provide these sheets for recheck.
Please verify the location of PSL beam at the right side of the stair, above dining room area. The location shown on sheet 4 is in conflict with the proposed stair.
As the result of item # 27 above, the span of this beam ( at the right side of the stair) may change; revise the structural calc. for this beam to reflect this change.
The engineering calc shall verify that the concentrated load of the beam at the right side of stair is fully incorporated into the 2 beams supporting this beam. Calc may needs to be revised.
Provide missing details for the foundation plan on sheet 6 of drawings.
The Engineer of records to verify the conditions of the exiting basement retaining wall and provide a statement on the plan that placing a new footing at the left of this retaining wall will not adversely impact this wall.
Sheet SGN shall be updated to reflect the 2013 codes.
Provide stair illumination per Section R303.7 CRC.
See red marks on the following sheets of plan. Sheet # 1, 2, 3, 4, 5, 6, 7, 8, & 9. Please revise the plans and resubmit them for a recheck.
