Recheck is done today, 11-26-2014. Please comply with item # 7 below from the original comment list.
Also, there are 2 minor corrections to be done on these new plans. They could be marked on these sets. Note 14 for detail 1/ A1.01 omit the arrows that go to the concrete groove area.
For details 11 and 19/A4.01 omit reference to 10 X 10 steel tubes since these sizes are change in structural drawings.
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.Please return marked up set of drawings with corrections.This review does not include, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceIf a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC.
Detectable Warning Product Approval. Only approved Division of the State Architect, Access Compliance (DSA/AC) approved detectable warning products and directional surfaces shall be installed in accordance with CBC at the south side of the route of travel level one.Per soils report submitted with this plan check the allowable bearing pressure of 2000 PSF should be used for the footing. See soils report page 4. Drawing sheet S001 shows allowable bearing pressure of 4000 PSF. Please adjust this value.The seismic design values on page 1A of calculation are different from the values in the soils repot page 6. Please revise/ update the calculation.Drawing on sheet S202 is not clear of how new concrete beams 1, 2, & 4 are connected to existing concrete beams at lines 8 and 9 or the shear wall at line “A”. provide construction details to show these connections.Drawing on sheet S202 calls for “CUT (E) 8- TENDON P/T BEAM RELOCATE THE P/T TENDON ELEVATION”. Provide sequence of construction and adequate details including relocating the tendon and re-tensioning these tendons.Note on sheet S202 reads “PLAN SHOWS EXTEND OF MINIMUM SLAB DEMO.THE AREA WILL BE DESIGNED BY P/T CONTRACTOR. Submit the P/T design with the recheck of this plan check for review and approval.Provide the details at the locations red marked on sheet S203 for the canopy.
