The applicant shall, prior to resubmitting, complete all construction documents to show compliance with following items:Submit 3 complete architecturaland structural drawings (at once) to Building Department. Incomplete structural details that are e-mailed after submittal of recheck and that are NOT signed and stamped by engineer, are not acceptable. All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil/ structural engineer andmust be submitted at once as a complete package for review. Submit complete dimensioned roof plan. Identify location, size and spacing of all existing roof members, including all existing bearing walls and columns. Location of existing interior /exterior shear walls may be required, please refer to additional plan check comment # d.Clarify if e-mailed attachment of “Ecofoot2” applies to solar roof panels. E-mailed detail is incomplete and does not provide any information to review and to see how it is applicable to this project. E-mailed detail, is missing dimensions and spacing of attachments, size and specification of material and does not show where and how the attachment is made to which existing roof member/s. provide material specification for structural members of “Ecofoot2”. Structural calculations are required for design and justification. Incorporate results of structural calculations into drawings. Please clarify on the drawings if concrete blocks are to remain as originally proposed and if new “Ecofoot2” is added. OR if concrete blocks are removed and replaced with “Ecofoot2” type attachment. Submit calculations if blocks are to remain and show compliance with Section 3403.4 of 2013 CBC; where the alteration increases design lateral load.   Any existing lateral load carry structural elements whose demand-capacity ratio with the alteration considered is no more than 10 percent grater its demand-capacity ratio with the alteration ignored shall be permitted to remain unaltered. Submit structural calculations for design and justification to determine compliance with said Section. If blocks are to remain, drawing/ calculationsis not provided(at this point), to review Shear resisting elements of existing two story building due to additional dead load of solar panels and added concrete blocks on the roof. Re-Check: 11-17-14Called applicant to revise structural calculations to provide positive connection from solar panels to roof.Revise calculations to include the weight of blocks as dead load to check capacity of existing roof.Provide dimensions roof framing plan.Below is list of original plan Check comments.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction. Resubmit 3corrected sets of signed and stamped plans. When meeting is needed, meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Please remove electrical, Mechanical and Plumbing drawings.The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments.Provide roof framing plan (as built on the drawings) on each set of plan.CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.Submit structural calculations by a licensed architect or engineer for complete vertical and lateral load analysis for new solar panels on the roof.Indicate ICC approved sealing for all roof penetrations.
