All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used. (when needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- (OCFA) Fire Department approval on the corrected/final sets of drawings (714-573-6108)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a letter addressed to the Building Safety Division describing in detail the use of temporary trailer and acknowledging that the building permit is limited to not more than 180 days per Section 108 of 2013 CBC. Please refer to this Section for additional limitations and advise your client. (Building floor area justification is not required for temporary trailers)Show on the plans:- State approval number- Occupancy Classification(s)
- Type of Construction - Sprinkler system (Please note on the plans to clarify if proposed trailer is equipped with Sprinklered system) Please refer to Section 301.1 Nonresidential addition and alterations of 2013 CAL Green code and show compliance on the drawings. Refer to attached forms and provide a (completed) copy on the drawings. Plans shall indicate method of verification of compliance with all CAL Green requirements. Include a copy of City's Mandatory Measures Checklist on the drawings. All exit and entrance doors and landing are to comply with Sections 11B-404 and 11B-504 of 2013 CBC. Revise drawings to show complaint door landing. Reference sheet 1 (Architectural drawings) provide cross section of proposed ramp and show slope, elevation at top of ramp and total run of ramp. Intermediate landing may be required. Refer to attached ramp handout and show compliance on the drawings. Se Sections 11B-404 and 11B-405 of 2013 CBC.Where stairways occur outside a building, the upper approach and all treads shall be marked by a strip of clearly contrasting color at least 2” wide and placed parallel to and not more than 1” from the nose of the step or landing to alert the visually impaired. The strip shall be of a material that is at least as slip-resistant as the other treads of the stair. A painted strip shall be acceptable.
