See the list below for items number: 6, 10, 15, 16, 17, 18, 20, 21 and 22. Also the plumbing wall needs to be 2X6 frame. Clearly show the plumbing wall on the first floor. See sheet A2.1 Note: Numbers in parenthesis (unless otherwise noted) refer to code sections of the 2013 California Building Code (CBC); MC = 2013 California Mechanical Code; PC = 2013 California Plumbing Code; EC = 2013 California Electrical Code; T = Table; ICC = International Code Council.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper. Bathrooms, laundry rooms, water closet compartments and similar rooms shall be mechanically ventilated in accordance with the Mechanical Code. Provide mech. vent. For the existing first floor bathroom due to proposed addition. Show location of 20 x 30 inch attic access with 30-inch minimum headroom. The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. -The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code). -The energy plan check consultant must sign documentation forms on behalf of the Building Safety Division. -Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy Efficiency Compliance Documentation”. Provide a complete full-height section and details of stairway showing: -Minimum headroom of 6 feet 8 inches. -Framing (stringer, landing, etc.) size, bracing, connections, footings. -Enclosed usable space under a stairway requires one-hour fire-resistive construction on enclosed side. Show underfloor ventilation opening size and locations equal to 1 sq. ft. for each 150 sq. ft. of underfloor area. Openings shall be as close to corners as practical and shall provide cross ventilation along the length of at least two opposite sides. Openings shall have ¼ inch corrosion resistant metal mesh covering. The following are required for attached garage/carport: - Specify one-hour fire-resistive construction (example is 5/8 “Type-X” drywall on 2x4 framing) on the garage side for walls, ceilings, posts, and beam of garage adjacent to or supporting the dwelling. -Self-closing, tight-fitting, solid wood, 1 3/8 inch thick door or 20 minute labeled door at opening to dwelling. Provide stair illumination per section R303.7 of CRC. Two shear walls are provided at the South wall of first floor; provide calculation and construction details for drag force to clearly show that lateral loads will reach these two shear walls orrelocate one of these walls near the second floor shear walls for better transfer of the lateral loads. Please add the upper roof loads plus weight of the wall in calculation the second floor 2X14 joists. The new floor beam # 15 is supported on existing garage header. Provide calculation to justify that existing garage header can resist the reaction of this new beam or replace this header with a new calculated beam. Justify that existing footings under the garage header can resist the additional loads or provide new footings. The floor beam # 15 is an steel beam, W10X45, on left hand side is supported by a 4X6 header. This header seems very Jr. Beam. Upgrade this header to a bigger size. When calculating the shear loads for first floor walls at line “B”, please use exact loading location from the second floor and not using the average load. Justify how the laterals load from line “B” on the second floor will be resisted by the line “B” on the first floor when these two lines are 11 feet apart and existing one story roof connect these two shear resisting walls. See other red marks on the plans. Resubmit the marked up set with revised plans.
